What a 2000 median build year means for a Montverde roof
The Census puts the median Montverde home at 2000 (ACS 2020–2024, ±3 years). That splits the town into three groups that meet Florida's roof rules at different points: the 48.6% built before 2000, the homes from 2000 through 2009, and the 13.7% built in 2010 or later.
The oldest group meets the insurance rules first. An insurer may not refuse or non-renew a policy only because a roof is under 15 years old; past 15, it must let you have the roof inspected at your expense, and 5 or more years of useful life left bars an age-only non-renewal (Fla. Stat. 627.7011(5)). Citizens wants that five-year proof on shingle roofs past 25 years.
The middle group straddles a code date. The 2007 Florida Building Code took effect March 1, 2009, and only roofs built to it or a later edition escape the 25% cap on repairs in any 12 months (FBC-R R908.1.1; Fla. Stat. 553.844(5)). A house from the early 2000s still on its original roof does not.
The newest group gets that break. Across all three, the owner usually decides: 82.1% of occupied Montverde homes are owner-occupied, and mobile homes are only 3.2% of the housing, against Lake County's 16.3%.

Montverde runs its own permitting. The town's home page lists a Permitting Clerk and links a Citizenserve portal for permit applications, which fits the county pattern: each of Lake County's 14 municipalities issues its own permits, and unincorporated land goes to the Lake County Office of Building Services.
So the first question is which side of the town line the house sits on. The county office's page could not be read in full on October 5, 2026, so confirm jurisdiction before anyone files. A re-roof skips plan review (FBC-B 107) but gets two inspections, sheathing or dry-in and then a final roofing inspection (FBC-B 110.3), and FBC-B 105.2.2 leaves it to the building official whether an ordinary minor repair needs a permit at all.

FEMA declared major disasters covering Lake County after Hurricanes Matthew (2016), Irma (2017), Ian and Nicole (2022), Idalia (2023), and Debby and Milton (2024). Inside town limits, the Town of Montverde Permitting office does, through a Permitting Clerk and a Citizenserve portal on the town's home page. How old are the roofs in Montverde?
The Census tracks home age, not roof age, and home age is a fair guide. The median Montverde home was built in 2000, and 48.6% of homes predate it, so a roof that came with one of those houses is more than 25 years old. For insurance, Florida counts a roof's age from the last date 100% of it was built or replaced (Fla. Stat. 627.7011(5)(d)), so a full re-roof restarts the clock and a patch alone does not.

Do Montverde's hills or Lake Apopka change the roof rules?
Not in any rule our research found. Florida has one statewide building code, adopted under Fla. Stat. 553.73, so a house on Lake Apopka's southwest shore follows the same roof sections as one inland. What varies is the design wind speed, which comes per address from the ASCE 7-22 hazard tool and sorts a home into Region 1 (at least 140 mph), Region 2 (130 to 139) or Region 3 (under 130). Montverde is outside the High-Velocity Hurricane Zone, which covers only Broward and Miami-Dade.

When should a Montverde roof be checked?
NRCA's advice is a look in the fall and again in the spring, which catches cracked or missing shingles, loose seams, worn flashing and granules collecting in gutters. In Montverde, time the spring check before the wet months: Lake County's Clermont 9 S station averages 23.48 inches of rain from June through August alone, and hurricane season runs June 1 to November 30.
