Sarasota is the county seat on Sarasota Bay, and its city limits take in Lido Key, St. Armands Key, Bird Key and the north end of Siesta Key. Roofing in Sarasota means bay wind, Gulf storms and an older housing stock, with a median build year of 1976. All three decide what a roof here needs, and when.

What a 1976 median build year means here

Half of Sarasota's 32,324 homes were built in 1976 or earlier, by the Census Bureau's 2020-2024 estimate. 58.4% went up before 1980 and 75.9% before 2000. Only 12.8% date from 2010 or later.

NRCA says most new roofs are designed for about 20 years of useful service, so a house from the 1970s is likely on its second or third roof. The last re-roof date is the number that counts. For insurance, Florida dates a roof from the last time its whole surface was built or replaced (Fla. Stat. 627.7011(5)(d)).

That roof's era matters too. When a roof was built to the 2007 Florida Building Code or a later edition, a repair of 25% or more only has to bring the repaired part up to current code (Fla. Stat. 553.844(5)). An older roof can push the whole section into a re-roof. The details are on our roof replacement in Sarasota page.

Sarasota is also a city of shared roofs. 40.7% of its homes sit in buildings with five or more units, and only 39% are single-family detached houses. Owners occupy 57.5% of occupied homes, so a condo board, a landlord or a manager often makes the roof decision.

Weather

Bay, keys and three 2024 storms

Water covers 39.0% of Sarasota's total area, 9.39 square miles against 14.70 of land. The county's Gulf barrier islands include Siesta Key and Lido Key, and the keys inside city limits sit between the bay and the open Gulf.

In 2024 those roofs were tested three times. Hurricane Debby dropped 16.98 inches of rain on Sarasota, the highest storm total reported in Florida. Helene's surge damaged numerous structures in coastal Sarasota County. Then Milton made landfall on Siesta Key on the night of October 9 as a category 3 hurricane, with 959.7 mb reported at the Sarasota airport.

NOAA's report adds that any major-hurricane winds from Milton were likely confined to a small area near Sarasota and Siesta Key. Two roofs a few miles apart could have seen very different wind that night, so each one deserves its own look.

Rain is the everyday test. A normal year brings 49.05 inches at Sarasota-Bradenton International Airport, and about 60% of it falls June through September (NOAA 1991-2020 normals). Summer is when a tired valley or a lifted flashing shows itself.

Permits

Who signs off on a Sarasota roof

Inside city limits, roof permits come from the City of Sarasota's Development Services, Building & Permitting office. Homes just outside the line, in unincorporated Sarasota County, go to the county's Planning and Development Services building office instead.

Florida's code sets the same steps on both sides of that line. A re-roof needs a permit but no plan review (FBC-B 105.1 and 107). It is inspected twice: once for sheathing and fasteners, and once for dry-in, insulation, coverings and flashing (FBC-B 110.3).

For the re-roofs it permits, the county offers virtual inspections through VuSpex at the dry-in and flashing stage and while the roof is in progress. Under a city permit, ask the city office how it schedules inspections.

Do I need a permit to replace my roof in Sarasota?

Yes. Florida's building code requires a permit to alter or repair a building, and a re-roof is no exception, though it skips plan review (FBC-B 105.1 and 107). Inside city limits the permit comes from the City of Sarasota's Development Services, Building & Permitting office. In unincorporated Sarasota County it comes from the county's building office. Small repairs differ: the building official can approve ordinary minor repairs without a permit (FBC-B 105.2.2), so ask the office that covers your address.

How old are roofs in Sarasota?

Usually younger than the houses under them. The median Sarasota home was built in 1976, and 58.4% predate 1980, so most have been re-roofed at least once; NRCA says most new roofs are designed for about 20 years of service. Florida counts roof age for insurance from the last date the entire roof surface was built or replaced (Fla. Stat. 627.7011(5)(d)). Where did Hurricane Milton make landfall?

On Siesta Key, on the night of October 9, 2024, as a category 3 hurricane. The north end of Siesta Key is inside Sarasota's city limits. The National Hurricane Center reported 959.7 mb at the Sarasota airport and judged that Milton's strongest winds were probably limited to a small area near the city and the key. If your roof has not been checked since, start with hips, ridges and edges: after Hurricane Ian, FEMA's team found hip and ridge damage the most common kind.

Does a Sarasota condo building need a roof reserve study?

If the building has three or more habitable stories, yes. Florida requires a residential condominium association to complete a structural integrity reserve study at least every 10 years for each such building, and the roof is the first item it covers (Fla.
