How hard it rains on a Montverde roof

Atlas 14's point for Montverde gives 9.04 inches an hour for five minutes in a 10-year storm, 10.4 in a 25-year storm and 12.3 in a 100-year storm. Over a full hour the 10-year rate is 2.85 inches, and the 100-year rate is 3.89. The short burst is what overflows a gutter.

Totals tell the season. Lake County's Clermont 9 S station averages 50.64 inches of rain a year, 23.48 of them in June, July and August (NOAA 1991–2020 normals). That is when gutters carry the most water, and it overlaps the hurricane season's run toward its September peak.

Montverde sits among rolling hills on the southwest shore of Lake Apopka, so where each downspout empties decides where the water runs next. The code sets the minimum: downspouts discharge at least 1 foot from the wall, by underground pipe, extension or splash block (FBC-R R318.5, a termite-protection section; FBC-B 1503.7).

Gutter size is a flow question under FBC-P 1106.6. Laid at 1/8 inch of fall per foot, the code's 6-inch half-round moves 110 gallons a minute to the 5-inch's 74, roughly 49% more capacity for one inch of extra width. Which rain rate you size for changes the answer by more than double. At The Villages' Atlas 14 rates, a 6-inch half-round gutter serves about 2,671 square feet of roof on the code's 100-year, one-hour basis, but only about 1,107 square feet on the 5-minute, 10-year burst. Montverde's burst rate, 9.04, is a little lower than The Villages' 9.55, so its burst-based area runs a little larger. That is arithmetic on NOAA numbers, not a code requirement for any one house.

Downspouts cap the system too. A 2 1/2 by 3-inch or 3-inch round leader carries 92 gallons a minute, and a 3 by 4 1/4-inch or 4-inch round leader carries 192 (FBC-P Table 1106.3), so the number and size of downspouts matter as much as the gutter.

Where should downspouts drain on a sloped Montverde lot?

At least 1 foot from the house, by code. FBC-R R318.5 requires downspouts to discharge at least 1 foot from the structure's sidewall, through underground piping, tail extensions or splash blocks, and FBC-B 1503.7 says the same. Past that minimum, the slope of the lot decides where the water travels, which matters in a town on Lake Apopka's rolling southwest shore. The same section requires gutters with downspouts wherever eaves project less than 6 inches, except at gable-end rakes or over a lower roof.

How often should gutters be cleaned in Montverde?

Twice a year is the floor, and trees push it higher. A Florida insurer's guidance is spring and fall, more often with overhanging trees or frequent storms. Around Montverde, the calendar is set by oaks and pines: pollen from January to June, peaking in March and April, and pine needles falling hardest from September through November (UF/IFAS). Do gutter guards hold up in a Montverde downpour?

Not completely. Consumer Reports' testing found fine-mesh screens beat screens with larger holes, but even its top-scoring screen was only middling at containing a severe downpour, and every type still needed upkeep, such as brushing in high-pollen areas. Montverde's 10-year, five-minute burst is 9.04 inches an hour, and Lake County's normals put 50.64 inches of rain a year on the Clermont 9 S gauge, so plan on cleaning a guarded gutter too.
