That age band puts many Apopka roofs on an insurer's radar. Who issues roof permits in Apopka?
Inside city limits, the City of Apopka Building-Safety Department. If your address is in unincorporated Orange County instead, the county's Division of Building Safety handles it, taking applications and inspection requests through its Fast Track portal. Florida's code does not require plan review for a re-roof, so the paperwork is light at the start, and the inspector comes twice during the job: once for the sheathing at dry-in and once for the finished roofing.
My Apopka house was built in the early 2000s. Will my insurer ask about the roof?
Expect questions if the roof is original. Apopka's median home dates from 2002, so an original roof on a house that age is over 20 years old. Under Fla. Stat. 627.7011(5), once a roof reaches 15 years the insurer must let you have it inspected at your expense before requiring a replacement, and it cannot refuse or non-renew for age alone if the inspection shows 5 or more years of life left. How do I prove my Apopka roof's age?
Use the permit. Florida law counts a roof's age from the last date 100 percent of its surface was built or replaced, so the final inspection on your last re-roof permit is the cleanest proof. The City of Apopka Building-Safety Department issues permits for addresses inside the city, so ask there for your address's permit history. If past work was partial, the clock starts at the first partial job once later work brings the replaced total to 100%.
Do Apopka homes need gutters?
Florida's code requires gutters with downspouts on houses whose eaves stick out less than 6 inches, except at gable-end rakes or where one roof drains onto another. Where they are required, downspouts must discharge at least 1 foot from the wall.
