South Bradenton covers 4.6 square miles between the city of Bradenton, to its north and west, and Bayshore Gardens to its south, with West Samoset on its east side. The houses are old. The median home was built in 1975, and 68% of housing units predate 1980, more than two decades before the first statewide building code in 2002. For the multi-unit buildings, Florida's condo law requires each residential condominium association to have a structural integrity reserve study at least every 10 years for buildings three habitable stories or higher, starting with the roof.

It depends on which side of the city line your parcel is on. South Bradenton itself is unincorporated, so Manatee County Development Services' Building Division issues its roof permits. The city of Bradenton, which borders South Bradenton on the north and west, issues permits through the City of Bradenton's Building and Permitting Division. Check the parcel's jurisdiction, not just the mailing address, before the permit is filed.

My South Bradenton house was built in the 1970s. What will a re-roof involve?
More than shingles. When the old covering comes off a house with a wood deck, the code requires the deck attachment to meet R908.7.1 and a secondary water barrier to go down under R908.7.2. Staples or 6d nails get supplemental ring-shank nails at no more than 6 inches apart. Rusted flashing and edge metal cannot be reused. With 68% of South Bradenton's housing built before 1980, plan for that work in the quote.

Which storms have reached the South Bradenton area?
Manatee County's record since 2016 lists Hermine, Irma, Eta, Elsa, Ian, Idalia, Debby, Helene and Milton. The 2024 storms left the deepest marks: Debby set a record crest on the Manatee River at Rye Bridge, Helene left at least 594 structures destroyed in mainland Manatee County, and Milton brought hurricane conditions from Tampa south across Sarasota two weeks after Helene. Ask for a roof inspection after any named storm, even when nothing looks wrong from the ground.
