How old are Davenport roofs, really?

Only 3.9 percent of Davenport homes were built before 1980. The median year built is 2015, with a margin of error of about two years. That suggests most roofs here are well under the 25-year mark where Citizens Property Insurance starts asking for proof of remaining life.

Citizens wants documentation of at least five years of remaining useful life once a shingle roof passes 25 years, or a tile or metal roof passes 50. A 2015 shingle roof reaches 25 in 2040. Newer roofs still sit under the Florida Building Code editions, and the Ninth Edition applies to permit applications filed on or after December 31, 2026.

The 2020 Census counted 3,739 housing units. The Census Bureau's 2025 estimate puts the town at 18,110 people, up 94.8 percent from the 2020 base. That growth suggests many of the roofs going up are recent, so newer installs and fresh permits are the norm here.

Davenport has a National Register listing, the Davenport Historic District, entered in 1997. We have not confirmed whether it adds local review for roof changes. If your home is in or near that district, ask the building office before choosing materials.
