How old are Inverness roofs, and why it matters

About 78.5 percent of Inverness homes were built before 2000, and only 6.5 percent in 2010 or later. That suggests a large share of roofs here are original or second-generation shingle. A roof laid in the late 1980s or 1990s is already past the 25-year mark.

Age matters to your insurer. Citizens Property Insurance requires documentation of at least five years of remaining useful life for a shingle roof older than 25 years. For tile, slate, clay, concrete or metal, the line is 50 years. Ask your own insurer or agent how your policy treats roof age.

Seventy-one percent of occupied homes are owner-occupied, and the median age is 59.3 years. Many owners are weighing a roof decision on a house they plan to keep. A manufactured home is a smaller piece of the picture: mobile homes are 4.7 percent of units in town. Citrus County overall runs far higher, at 21.1 percent.

Who issues your roof permit in Inverness

Inside city limits, roof permits go through City of Inverness Permitting, part of Community Development. Applications are filed through the city portal or in person, with owner and contractor signatures. The city also posts a Roofing Affidavit form. Outside city limits, the Citrus County Building Division issues the permit instead.

Citrus County's re-roof file shows what inspectors want to see. It asks for the product-approval installation documents for the underlayment and roof covering. It also asks for inspection photos of the drip edge, flashing, fasteners and every roof plane. Confirm with the Inverness building office whether the city asks for the same items.

Two Florida rules protect you here. The permit card must warn that skipping a recorded Notice of Commencement may mean paying twice for the work. And a permit lapses if work does not start within 6 months of issue, or stops for 6 months.

Hurricane Milton in 2024 brought a 50 knot gust and 6.03 inches of rain at Inverness airport. A rain gauge 1.6 miles southeast of town logged 7.21 inches. Hurricane Irma in 2017 put 8.20 inches at Inverness Pool.

Everyday downpours matter as much as named storms. NOAA Atlas 14 puts a 10-year, 1-hour rain here at 2.87 inches an hour. The 100-year storm reaches 11.5 inches over 24 hours. Flashing and underlayment have to handle that volume.

Citrus County was designated for FEMA Individual Assistance and Public Assistance after Hurricane Hermine in 2016. County flooding rules sit with the Building Division, which handles floodplain management with FEMA.

Florida limits who may do roofing. A general or residential contractor must subcontract roofing unless they hold a state roofing certificate or registration. Check the license on the state lookup before you sign.

Roofing products must have statewide approval, and the Florida Building Commission runs a public search by FL number or manufacturer. A product cannot be sold as hurricane or impact protection unless approved. The 2023 code took effect December 31, 2023, and the Ninth Edition applies to permit applications filed on or after December 31, 2026.

What is the 15 year roof rule in Florida?

Florida law sets a 15 year roof rule for homeowner insurance in Fla. Stat. 627.7011(5). Your roof being under 15 years old cannot, by itself, be the reason an insurer turns down or declines to renew your policy. Once a roof reaches 15 years, you will need an authorized inspector to check it before the insurer will accept it, and that inspection is at your expense. Where an inspection finds at least 5 years of useful life remaining, an insurer cannot refuse or decline to renew coverage based on roof age alone. Inverness had a median age of 59.3 years, so many owners here may face roof age questions at renewal.

The most recent change we can cite is code, not a single roofing law. The 2023 Florida Building Code took effect December 31, 2023. The Ninth Edition becomes effective December 31, 2026, and applies to permit applications filed on or after that date.
