What 1960s housing means for Hollywood roofs
Three of every four Hollywood homes, 74.7 percent, were built before 1980, and only 3.4 percent since 2010. That matters because Florida's roof rules turn on dates. The first statewide building code arrived on March 1, 2002, and roofs built to the 2007 edition, in force from March 1, 2009, get easier treatment when part of the roof is redone (Fla. The housing splits between detached houses, 43.5 percent of units, and buildings of 10 or more units, 37.8 percent. Owners live in 58.9 percent of occupied homes, 9.5 percent of all units are held for seasonal use, and 18.4 percent of residents are 65 or older, so many roofs here answer to an association or to an owner who is away part of the year.
The beach adds salt. FEMA's coastal guidance puts the worst metal corrosion within 3,000 feet of the ocean, a band that takes in the flashing, drip edge, fasteners and gutters on the city's eastern blocks.

The City of Hollywood issues building permits through its Development Services department, and every roofing job in the city, repairs included, needs one under Section 1512.3 of the Florida Building Code, because Broward lies inside the High-Velocity Hurricane Zone. Each product is listed on the permit application by its Florida product approval or Miami-Dade Notice of Acceptance number.
Hollywood also has a Historic Preservation program and board. A change of tile profile or roof color on a designated property may need the board's attention as well as a building permit, so ask preservation staff first.

Beyond 1926, the county's stations supply the record: Isaias in 2020 produced southeast Florida's top gust, 50 knots, at the Dania Beach Pier, and during Irma in 2017 nearly all inland Broward stations recorded sustained winds just under hurricane force.
Rain has done as much harm as wind. Hollywood was among the cities hit by the extreme rainfall and flash flooding of April 12, 2023, when the airport gauge measured 25.91 inches in a day and 6.15 inches in one hour.

Who handles roof permits in Hollywood, Florida?
The City of Hollywood, through Development Services, which issues building permits for addresses inside the city. The Broward County Building Code Division is for unincorporated Broward and contract cities. Because Hollywood is in the High-Velocity Hurricane Zone, Section 1512.3 requires a permit for any roofing work, repair and maintenance included, and the HVHZ Uniform Roofing Permit Application carries the owners notification, product approvals and detail drawings. A small leak repair goes through the same office as a full re-roof.

Does Hollywood's historic preservation board review roof changes?
It can, on designated properties. Hollywood has a Historic Preservation program and board, one of several Broward cities with a preservation program or board. If your house is a designated historic property or sits in a historic district, ask the preservation staff before you settle on a new roof material, tile profile or color, and before the building permit is filed with Development Services. A house outside those designations goes straight to the building permit.

How old are Hollywood homes compared with the rest of Broward?
Older on every measure. Hollywood's median home was built in 1969, against 1980 for the county; 74.7 percent of its homes predate 1980, against 50 percent countywide; and 3.4 percent date from 2010 or later, against 6.9 percent. For a roof, the house's age matters less than the date of the last full replacement, which is when Florida starts the roof's insurance age (Fla. Stat. 627.7011(5)(d)). On a house this old, find that permit date before an insurer asks for it.

What did the April 2023 flooding mean for Hollywood roofs?
It showed what drainage has to handle. Hollywood was among the cities hit on April 12, 2023, when the airport gauge recorded 25.91 inches in a day and 6.15 in one hour, above the 5.66 inches an hour that NOAA's Atlas 14 gives Hollywood for a 100-year, one-hour storm, the rate Florida's plumbing code uses to size storm drains. Gutters, valleys and flat-roof drains are where that water backs up. Rising water and roof leaks are different problems, and Broward has seen 8,541 flood insurance claims since 2016; ask your insurer or agent how your policies treat each.
