Roofing in Coral Springs, Florida

Coral Springs was chartered in 1963 as a master-planned city on land drained by canals and levees, much of it a bean farm before the houses came. Its median home was built in 1987, seven years after Broward's, and just 2.5 percent of its housing has gone up since 2010.

Your roof

Two code dates that most Coral Springs houses predate

A house finished in 1987 predates both of Florida's big roof-code milestones. The first statewide Florida Building Code replaced the local codes on March 1, 2002, and the 2007 edition, which the state uses as its dividing line for partial roof work, took effect on March 1, 2009. Only 28.2 percent of the city's homes are older than 1980, but with the median at 1987, at least half of Coral Springs houses went up 15 years or more before the statewide code.

The second date matters at repair time. A roof built to the 2007 code or later can be partly redone without bringing the whole section up to current code (Fla. Stat. 553.844(5)), so know your last re-roof permit date; the Coral Springs roof repair page explains the 25 percent rule behind it.

Coral Springs is a year-round town: 0.8 percent of its housing units are held for seasonal use, against 7.2 percent across Broward, and the median resident is 37.5. Owners live in 60.3 percent of occupied homes; detached houses make up 48.9 percent of the housing and buildings of 10 or more units another 24.6 percent, so roof decisions here are split between owners and associations.

Hurricane Wilma in 2005 is the storm Wikipedia calls the strongest to hit the city since incorporation, with its eye passing directly over Coral Springs. A roof put on in 2005 or 2006 is about 20 years old now, the useful-service span NRCA gives most new roofs, and a shingle roof of that age is approaching Citizens' 25-year line for proof of remaining life.

Local rules

Coral Springs permits and Broward's hurricane-zone code

The City of Coral Springs runs its own Building department, which issues roof permits inside city limits (city building page). The whole city lies in the High-Velocity Hurricane Zone, which the Florida Building Code limits to Broward and Miami-Dade counties.

In the zone, Section 1512.3 makes every roofing repair or maintenance job permitted work, and new roofs, recovers and re-roofs are filed on the HVHZ Uniform Roofing Permit Application with product approvals and detail drawings attached. Inspectors see the roof during the work as well as at final (1512.4).

Above the city sits the Broward County Board of Rules and Appeals. It considers local amendments to the state building code, hears appeals of building officials' decisions and issues formal code interpretations.

Who issues roof permits in Coral Springs?

The city does, through the City of Coral Springs Building department. The Broward County Building Code Division covers unincorporated Broward and the cities that contract with it, while Coral Springs runs its own office. Even small repairs go through it: Coral Springs is in the High-Velocity Hurricane Zone, where Section 1512.3 of the Florida Building Code requires a permit for any application, repair or maintenance of a roofing component, filed on the HVHZ Uniform Roofing Permit Application.

How old are the roofs on Coral Springs homes?

Roof ages are not published, but the houses set the range. The city's median home was built in 1987, 28.2 percent predate 1980, and 2.5 percent date from 2010 or later. Florida insurance law counts a roof's age from the last date its whole surface was built or replaced, so a 1987 house re-roofed after Hurricane Wilma in 2005 carries a roof of about 20, not 39. Is a roof replaced after Hurricane Wilma due for replacement now?

Not automatically, but it has reached the age when insurers and inspectors look closely. A roof installed in 2005 or 2006 is about 20 years old in 2026, and NRCA says most new roofs are designed for about 20 years of useful service. Florida's 15-year rule gives the owner of a roof older than 15 the right to an inspection before an insurer can require replacement, and Citizens wants proof of five more years of useful life once a shingle roof passes 25. An inspection showing at least five years left keeps age alone from ending a homeowner's policy.

What does the High-Velocity Hurricane Zone change about a Coral Springs roof?

Mostly paperwork, inspections and product choice. Because Broward is one of the two counties in the zone, the residential code's roof chapter gives way to Chapter 44 and the Building code's Sections 1512 through 1525 for every house in the city. Products need a Florida product approval or a Miami-Dade Notice of Acceptance that the building official accepts, and each number goes on the permit application. Tile set in adhesive or mortar gets a field uplift test before final, and Table 1515.2 sets minimum slopes by system. On the 48.9 percent of Coral Springs homes that are detached houses, that makes a re-roof more documented than the residential code asks for elsewhere in Florida.
