The Census Bureau's 2020–2024 survey counts 932 homes in Astatula, about 357 of them mobile homes. The housing leans older: across all of it, the median year built is 1995, 60.3% predates 2000, and only 12% went up in 2010 or later.
Mobile homes sit outside two rules that shape site-built roofs. Florida's 2007 re-roof requirements for a secondary water barrier and stronger deck attachment were written for site-built single-family homes, and Senate staff say the 15-year roof-age protection in 627.7011(5) does not reach mobile home policies. Citizens still asks for a 4-point inspection on mobile home applications more than 20 years old.
With a 1995 median, most homes in town predate the first statewide Florida Building Code of March 2002. NRCA puts most new roofs' useful life at about 20 years, so many of those houses are no longer on their first roof, and the code era of the latest re-roof decides how big repairs are handled: roofs replaced under the 2007 code or later, from March 2009, escape the 25% rule's whole-section requirement.
80.4% of occupied homes are lived in by their owners, a little above the county's 77.6%, and the median resident is 39.1.

Milton in 2024 left 8.55 inches at a gauge in Tavares, one of Astatula's neighbors, and 11.26 inches northeast of Groveland, with a 72-knot gust at Leesburg. FEMA's declarations for Irma, Ian, Nicole and Milton all covered Lake County households.
Ian's 2022 rains of 10 to 20 inches in central Florida flooded lakes and rivers across Lake County and its neighbors. The roof lesson from federal damage reviews is consistent: hips and ridges took the most damage in Ian, and lost ridge vents and failed soffits let the water in.

Do mobile homes in Astatula need a roof inspection for insurance?
Often, yes. Citizens requires a 4-point inspection covering electrical, plumbing, heating and cooling and the roof on mobile home applications for properties more than 20 years old. Florida's 15-year roof protection works differently: Senate staff say that section does not apply to mobile home policies, so ask your agent how your carrier judges roof age. With 38.3% of Astatula's homes in this group, it is one of the most common roof questions in town.

Astatula's permitting page lists a Reroofing Affidavit and Product Approvals among its required forms. Is a metal roof a good idea in Astatula?
It can be, and the rules are the main thing to weigh. Florida requires metal panels and metal shingles to be made under their product approval and a quality program the state's commission accepts, and Astatula's permit forms already ask for product approvals. For insurance, Citizens treats metal as a hard roof, needing proof of remaining life only past 50 years against 25 for shingles. In short bursts, a lot. NOAA Atlas 14 puts a 10-year, 5-minute rain at Astatula's point at 9.14 inches an hour and a 100-year, 1-hour rain at 3.9. Over a year, NOAA's Clermont 9 S station averages 50.64 inches and Leesburg 43.78, with 19.49 of Leesburg's inches falling from June through August. Milton alone left 8.55 inches in nearby Tavares in 2024.
