Alachua's median home was built in 1996, six years before Florida's first statewide building code took effect on March 1, 2002. A house that age may well be on its second roof, and the first one went on under the older rules. Only 22% of homes here predate 1980, while 15.7% went up in 2010 or later, so most of the stock was built from the 1980s through the 2000s.

Main Street and the downtown district

The city calls Main Street "the historic downtown district" and describes it as steeped in its roots as a railroad town. Its core, the City of Alachua Downtown Historic District, has been on the National Register since July 14, 2000, with Queen Anne and Colonial Revival buildings in the NPS record.

Roof permits inside city limits come from the City of Alachua Building Division, whose duties include reviewing and issuing building permits and inspecting active ones. Outside the city, Alachua County Growth Management's Building Division takes over.

Storms here are mostly wind, trees and water. During Debby in 2024 a tree destroyed a home in Alachua, with no injuries, and homes in the city took flood damage. Irma in 2017 set record flood stages on the Santa Fe River near High Springs.

Who issues roof permits in Alachua?

The City of Alachua Building Division, for addresses inside city limits. Its stated duties include reviewing and processing construction permits, issuing building permits and inspecting active permits. Addresses outside the city go to Alachua County Growth Management instead. Under the Florida Building Code a re-roof needs a permit and two inspections, one at sheathing and dry-in and one of the finished roof, though no plan review.

Does the downtown historic district affect a roof on Main Street?

Possibly. The City of Alachua Downtown Historic District joined the National Register on July 14, 2000, and the city itself calls Main Street its historic downtown district. The listing is a federal record of history. The City of Alachua Building Division decides what your roof permit requires, so ask it before you change the material or color on an older building, and pick a roof that suits the building's age.

My Alachua house was built in the 1990s. Is it under the Florida Building Code?

The house itself probably is not: the first statewide code began March 1, 2002, and Alachua's median home dates to 1996. A roof replaced since then is a different story. If the current roof went on after March 1, 2009, when the 2007 code took effect, a later large repair only has to bring the repaired part to current code rather than the whole roof. Your permit history shows which case applies.

What storms have hit Alachua homes recently?

Wind, trees and water more than hail. Debby in August 2024 brought gusts of 40 to 54 mph across the county; a tree destroyed a home in Alachua and homes in the city flooded. Helene followed weeks later with a 66 mph gust at UF, and Milton in October with 49 mph at Gainesville. FEMA declared a major disaster covering Alachua County after each of the three.
