The Census Bureau's 2020–2024 survey counts 11,127 housing units in Wildwood. Of those, 74.8% were built in 2010 or later and 19.5% before 2000, which leaves only a thin slice from the 2000s.
The newer homes went up after Florida's 2007 code edition took effect on March 1, 2009. That matters at repair time: Fla. The older homes are a different job. Anything built before 2000 predates the first statewide Florida Building Code of March 1, 2002, so a re-roof there usually means re-nailing the deck to today's table and adding a secondary water barrier. See roof replacement in Wildwood.
Wildwood's median age is 64.2, and 77.3% of occupied homes are lived in by their owners. About 9.2% of housing units, 1,024 of them, are mobile homes, and those follow different insurance rules: Florida's 15-year roof rule, for one, does not apply to mobile home policies, Senate staff note.

Wildwood's roof rules come from the county and the state
Wildwood is called the Crossroads of Florida, where Interstate 75, Florida's Turnpike, State Road 44 and U.S. Route 301 meet. Its roof rules meet in one office too: since April 1, 2025, Sumter County Building Services has handled building services for all five Sumter cities, Wildwood included, and the unincorporated county.
The county enforces the 2023 Florida Building Code, 8th edition, offers a Re-Roof / Roof-Over permit type and uses 135 mph as its design wind speed criterion. Applications filed on or after December 31, 2026 move to the 9th edition.
The city also takes in the historic community of Orange Home, and a roof there runs through the same county permit and the same two inspections as one anywhere else inside the city limits.

Irma, Milton and a 9.43-inch-an-hour burst
Hurricane Irma left 8.57 inches at the Wildwood II gauge in 2017. Milton's 2024 total 2.2 miles east-northeast of Wildwood was 3.69 inches, while gauges to the northeast, in The Villages and near Lady Lake, caught 8.78 and 11.71. Rain totals here swing hard over short distances.

Who issues roof permits in Wildwood?
Sumter County Building Services. A City of Bushnell news release quotes the County Administrator: as of April 1, 2025, the county provides building services to all five Sumter cities, Wildwood among them, plus the unincorporated area. The office enforces the 2023 Florida Building Code, 8th edition, and runs the sheathing and final roofing inspections on a re-roof. Ask for the permit number on your contract.

Do newer Wildwood roofs fall under the 25% roof rule?
Usually not in full. Florida's 25% rule stops repairs past a quarter of a roof or roof section in 12 months unless the whole section is redone to code, but Fla. Stat. 553.844(5) exempts roofs built, repaired or replaced to the 2007 code or later. With 74.8% of Wildwood homes built in 2010 or later, most original roofs here were built to the 2007 edition or a newer one, so only the repaired portion has to meet today's code.

How much rain did Hurricane Milton drop on Wildwood?
Less than it dropped a few miles away. NOAA's Milton report lists 3.69 inches at a gauge 2.2 miles east-northeast of Wildwood, against 8.78 inches near The Villages and 11.71 inches south-southwest of Lady Lake. FEMA still designated Sumter County for both household and public assistance under DR-4834. A lighter rain total does not rule out wind damage at ridges and edges, so a post-storm look is still worth it.

Is Orange Home part of Wildwood?
Yes. The City of Wildwood includes the historic community of Orange Home, so a roof there is permitted the same way as anywhere else in the city: through Sumter County Building Services, which took over building services for Wildwood and the other Sumter cities on April 1, 2025. The same 135 mph design wind criterion and the 2023 Florida Building Code apply. Older homes there may need deck re-nailing at re-roof time.
