How old Winter Haven homes affect your roof

Age matters to insurers. Florida's 25% rule applies to repairs. Under the building code, you may not repair or replace more than 25 percent of a roof section in 12 months without replacing the whole section. Hurricane Milton in 2024 brought an 87 mph gust at Winter Haven Gilbert Airport before the instrument stopped reporting, so the true peak may have been higher. In 2017, Hurricane Irma's wind removed a 7-story-tall facade section from the Winter Haven Senior Living Center.

What is the 25% roof rule in Florida?

The rule says you may not repair, replace or recover more than 25 percent of a roof section in any 12-month period unless you replace the whole section.
