Two generations of houses, two sets of roof questions

The Census Bureau's 2020–2024 survey counts 2,408 homes in Mascotte. 39.8% of them were built before 2000, 35.1% in 2010 or later, and the median year built is 2004, newer than the Lake County median of 1997.

Those dates line up with Florida's code history. The first statewide Florida Building Code replaced local codes on March 1, 2002, and the 2007 edition took effect on March 1, 2009. So the pre-2000 houses were framed under the old local rules, while nearly every house from 2010 on was permitted under the 2007 code or a later one.

That split changes the roofing answer. On an older house, a full re-roof is the moment the deck gets brought up to today's nailing and sealing rules. On a roof built to the 2007 code or later, Florida law lets a repair bring only the damaged part up to current code, even when the damage passes a quarter of the roof.

77.4% of occupied homes here are lived in by their owners, so most roof decisions land on the people sleeping under them. Many will meet the insurer's roof-age rules soon: Florida bars a refusal based only on age while a roof is under 15, and a roof put on a 2010 house turned 15 in 2025.

Mobile homes are a small share in town, 5.3% of housing units, against 16.3% across Lake County, so most Mascotte roofs sit on site-built houses.

Mascotte issues its own building permits. The City of Mascotte Building Department runs an online permit portal, schedules inspections and registers contractors; Lake County's municipalities each handle their own permitting, so the county office is not the stop for work inside city limits.

Florida's code requires a permit to repair or alter a building and leaves the smallest repairs to the building official's judgment. A re-roof needs no plan review, but it is inspected twice: at the sheathing or dry-in stage, and again at the end.

The storms Mascotte's roofs have already taken

Hurricane Milton in 2024 is the freshest test. NOAA's report logged a 72-knot gust at Leesburg's airport and 11.26 inches of rain at a gauge 5.1 miles northeast of neighboring Groveland, and FEMA's Milton declaration, DR-4834, covered Lake County households.

Irma in 2017 brought a 60-knot gust and 10.13 inches of rain to Leesburg. Ian in 2022 dropped 10 to 20 inches across central Florida and flooded rivers and lakes in Lake County and its neighbors.

Federal damage teams keep finding the same weak points after storms like these: hips and ridges, lost ridge vents, failed soffits and shingle edges that have come unsealed. Those are the spots worth a look after each named storm, from the ground first.

How old are the roofs on most Mascotte homes?

Nobody publishes roof ages, but house ages give the outline. The median Mascotte home was built in 2004, 39.8% predate 2000 and 35.1% went up in 2010 or later, per the Census Bureau's 2020–2024 survey. A house from the early 2000s that still has its first roof is past 20 years, and one from the 2010s is crossing 15. Florida's insurance rules count roof age from the last full replacement, so your permit history matters more than the year on the deed.

Who issues a roof permit in Mascotte?

The City of Mascotte Building Department. Its page offers an online permit portal, inspection scheduling and contractor registration, and Lake County's municipalities each run their own permitting, so work inside city limits does not go to the county office. A re-roof skips plan review under the Florida Building Code but still gets a sheathing or dry-in inspection and a final roofing inspection. How hard does it rain on a Mascotte roof?

Hard enough that the short bursts matter more than the yearly total. NOAA Atlas 14 puts a 10-year, 5-minute rain at Mascotte's point at 9.28 inches an hour, and a 100-year, 1-hour rain at 3.91 inches an hour. NOAA's Clermont 9 S station averages 50.64 inches a year, 23.48 of them from June through August. That summer load is what flashing, valleys and gutters have to carry every year.

What should a Mascotte homeowner check after a hurricane?

Start with the ridge, the hips and the roof edges, then the soffits and the ceilings below them. FEMA's teams found that roof water usually got in at damaged coverings, lost ridge vents and failed soffits, and Ian's worst roof damage was at hips and ridges. Milton's 72-knot gust at Leesburg in 2024 is the kind of wind that lifts unsealed shingle corners. Look from the ground or with binoculars, photograph what you see with dates, and stay off a wet roof.
