The roof questions Mascotte insurers ask, house by house

The forms ask the same things of every house: covering type, age, remaining useful life, the date of the last roofing permit, and a damage list running from curling and granule loss to soft decking and attic leaks. A 4-point report with photos of every slope can stand in for Citizens' separate roof form.

Age is where Mascotte's split housing stock shows. The 39.8% built before 2000 are well past Citizens' 20-year line for the 4-point. The 35.1% built since 2010 are just now crossing 15 years, when Florida's protection against age-only refusals ends and an inspection showing five or more years of life becomes the homeowner's answer.

Citizens draws its own line too: shingle roofs over 25 years and tile or metal roofs over 50 need documents showing at least five years of useful life left. 77.4% of Mascotte's occupied homes are owner-occupied, close to the county's 77.6%, and those owners are the ones reading the renewal notices.

Wind mitigation

Wind mitigation forms on 2000s and 2010s houses

The state's wind mitigation form, OIR-B1-1802 (Rev. 04/26), opens with the building code era: FBC 2001 or 2004, or FBC 2007 and later. Mascotte houses near the 2004 median land in the first group, and most 2010s houses land in the second. The form then grades roof covering, deck attachment, roof-to-wall connections, roof shape and a secondary water barrier, items an inspector reads in the attic.

Once filled out, the form counts for as long as five years, provided the house isn't materially altered. The discounts it supports apply only to the hurricane-wind part of the premium, and the state's own notice says they are not stacked on top of each other.

Who can sign a roof inspection for a Mascotte home's insurer?

For the 15-year roof rule, Florida's statute lists home inspectors, building code inspectors, general, building or residential contractors, roofing contractors, engineers and architects, plus anyone else the insurer accepts, and the insurer must approve the inspector. Citizens' own roof form names general, residential, building or roofing contractors, building code inspectors and Florida home inspectors. Mascotte's median house, built in 2004, is old enough that you may need one soon.

What does a 4-point inspection cover on a Mascotte house?

Four systems: electrical, plumbing, heating and cooling, and the roof. Citizens requires one for dwelling and mobile home applications on properties more than 20 years old, which takes in Mascotte houses built before 2006, including all of the 39.8% built before 2000. The roof section records material, age, remaining life, the last permit date, whether the last job was a full or partial replacement, and any damage.

How long is a wind mitigation inspection good for in Mascotte?

Up to five years. The current state form, OIR-B1-1802 (Rev. 04/26), took effect April 1, 2026, and a completed one stays valid that long if the structure doesn't change materially and nothing on it proves wrong. If you re-roof one of the 39.8% of Mascotte houses built before 2000, ask your agent whether the new deck nailing and secondary water barrier call for a fresh form.
