New construction roofing in Astatula, FL
Only 12% of Astatula's homes were built in 2010 or later, about 112 houses, so a new house here is still unusual. New construction roofing in Astatula is permitted by the town and built to the Florida Building Code edition in force when the application is filed, which changes on December 31, 2026.

Local know-how
New houses in a small town
The Census Bureau's 2020–2024 survey estimates 2,559 residents against 1,889 counted in 2020, but its margin of error is 598 people, so the growth signal is weak. South of town the county's newer building is clearer: the median house in Minneola dates from 2007 and in Groveland from 2010.
Building codes move on a calendar. The 2023 Eighth Edition has governed since December 31, 2023, and permit applications submitted on or after December 31, 2026 must meet the Ninth Edition. Town of Astatula Permitting, which lists Product Approvals among its required forms, is where the filing date is set.
Florida code
Product approvals, dry-in and who installs
Roofing is one of the categories Florida requires to carry statewide product approval, and the approval numbers travel with the permit. The Florida Building Commission's public search finds them by FL number, manufacturer or code version, which makes Astatula's Product Approvals form quick to fill.
The dry-in is the layer that matters most if a storm strips the covering. The code offers three ways to build it, from a self-adhered membrane over the whole deck to taped deck joints or a doubled underlayment, and FEMA's review of Hurricane Michael found a sealed roof deck can significantly cut water entry when shingles are lost.
Questions
New construction roofing in Astatula: questions
How long does an Astatula building permit stay valid?
Six months to start, and then each passed inspection keeps it alive. Under the Florida Building Code, a permit lapses if work doesn't begin within 6 months of issuance or stops for 6 months; work counts as in active progress when the permit has passed an inspection within 180 days. An application left 180 days without good-faith action is treated as abandoned. Town of Astatula Permitting can tell you how it applies those clocks to your job.

Can a private inspector handle a new Astatula home's inspections?
Florida law allows it. Under section 553.791, the owner, or the owner's contractor with the owner's written authorization, may choose at any time to use a private provider for plan review or building code inspections. Ask Town of Astatula Permitting how it receives private-provider inspections before the first one is due, and keep its Reroofing Affidavit and Product Approvals list in mind for later work on the same house.

What should I check on a new Astatula roof before closing?
Ask for proof the roof passed its inspections: framing, sheathing or dry-in, and the final roofing inspection of dry-in, insulation, coverings and flashing. Town of Astatula Permitting holds the permit record. Note the product approval numbers for the roofing materials, and remember that the builder's one-year duty under Fla. Stat. 553.837 for code-violating defects starts at title transfer or first occupancy, whichever comes first.
