Where Astatula roofs take storm damage

Central Lake County's recent hurricanes came with wind and long rain. Leesburg's airport logged a 72-knot gust in Milton and a 60-knot gust in Irma, and Ian's 2022 rains of 10 to 20 inches flooded lakes and rivers in the county and its neighbors.

Damage reviews after those storms point to the same parts of the roof. On shingle roofs, hips and ridges top the list; ridge vents that blow off leave an open slot along the peak; soffits that fail let rain into the attic. FEMA's teams traced most of the interior water to damaged coverings and those openings.

How much of an Astatula roof can be patched

Florida's residential code caps repair, replacement or recovering at 25% of a roof or roof section in any 12-month period; beyond that, the entire section must be brought to current code. The tile industry applies the same 25% rule and accepts aerial measurement for the total roof area.

The exception in Fla. Stat. 553.844(5) is the key for many 1990s houses: if the roof was last replaced under the 2007 Florida Building Code or a later edition, in force from March 1, 2009, only the repaired part must meet current code. What is the 25% roof rule, and does it apply in Astatula?

It is a statewide building-code limit, so yes. No more than 25% of a roof or roof section may be repaired, replaced or recovered in any 12 months unless the whole section is redone to current code. Roofs built or replaced under the 2007 code or later are exempt from the whole-section requirement, and nothing in the rule makes an insurer pay for a full roof. With Astatula's median house built in 1995, the code era of your last re-roof matters more than the age of the house.

Can I fix my own roof in Astatula?

You can, as an owner-builder, on a one- or two-family home you occupy. Florida's contractor law lets an owner act as their own contractor and personally supervise improvements to such a home for their own use; the permit, the inspections and the 25% rule all still apply. Can a cracked tile roof be repaired in Astatula?

Usually. The tile industry says tile roofs are repairable in most cases, and where a matching tile is no longer made, tiles can be harvested from a hidden slope for the street side. Florida's code lets salvaged tile go back only if it matches in material and profile and isn't cracked, and new or harvested tile shouldn't go over compromised underlayment. The same trade source says broken tiles usually come from wind-borne debris, so check tile after a storm like Milton, which gusted to 72 knots at Leesburg in 2024.
