Roofing in Liberty Triangle, Florida
Liberty Triangle is the wedge of Marion County bounded by Ocala to the north, Interstate 75 to the east and State Road 200 to the northwest, and the Census Bureau first listed it as a place in 2020. What a 1998 median build year means for Liberty Triangle roofs
By the Census Bureau's 2020-2024 survey, half of Liberty Triangle's homes went up before 1998 and half after. 56.8% were built before 2000, and 14.6% in 2010 or later. A 1998 house still wearing its first shingle roof has a roof that turned 15 in 2013.
Fifteen years is the line in Florida insurance law. Under Fla. Stat. 627.7011(5), an insurer may not refuse to write or renew a homeowner's policy only because the roof is under 15 years old. Past 15, the insurer must let the owner pay for an inspection first, and if it shows five or more years of life left, age alone cannot end the policy.
The code year matters as much as the calendar. The 2007 Florida Building Code took effect on March 1, 2009, so a roof put on before then was built to an older edition. That changes how much of it may be patched and what a roof replacement has to add. With 91.7% of occupied homes lived in by their owners, those calls usually land on the person under the roof.
Mobile homes are a small slice here: 413 of 12,042 housing units, or 3.4%, against 18.2% across Marion County and 8.0% statewide. Senate staff note that the 15-year roof law does not apply to mobile home policies.

Permits and code in Liberty Triangle
Liberty Triangle is a census-designated place, not a city, so it has no building department of its own. Roof permits for its homes go through Marion County Building Safety. Check the office's current re-roof forms before you book a start date.
- A permit for the re-roof (FBC-B 105.1). Ordinary minor repairs are left to the building official's approval (105.2.2).
- No plan review for a re-roof: reroofs are on the FBC-B 107 exemption list.
- Two inspections: sheathing or dry-in first, then a roofing inspection of dry-in, insulation, coverings and flashing (FBC-B 110.3).
- On a wood deck, extra nailing to Table R908.7.1.2 and a secondary water barrier (R908.7).
Design wind speed is set address by address, from the ASCE 7-22 hazard tool that the state's wind mitigation form uses. Ask for it before you pick a shingle wind rating.

Weather
Storms and rain just south of Ocala
Marion County is inland, between the Atlantic and the Gulf. Its main natural-disaster threats are high winds and flooding, and tornadoes are a concern too. From Hermine in 2016 to Milton in 2024, eight hurricanes brought FEMA major disaster declarations that named the county.
Milton is the nearest benchmark. A volunteer rain gauge 14.3 miles south of Ocala caught 9.68 inches, and the Ocala airport station logged a 35-knot gust. Irma, in 2017, pushed rivers in the county to major or record flood stages.
NOAA's 1991-2020 normal at the Ocala station is 51.64 inches of rain a year, 21.42 of them from June through August. At Liberty Triangle's own Atlas 14 point, a 10-year storm can fall at 9.74 inches an hour for five minutes, which is why gutter size matters here.

Who issues roof permits in Liberty Triangle?
Marion County Building Safety. Liberty Triangle was first listed as a census place in 2020 and is not an incorporated city, so the county office covers it. A re-roof needs a permit under FBC-B 105.1 but no plan review, because reroofs are exempt under section 107. Expect a sheathing or dry-in inspection, then a final roofing inspection under 110.3. Confirm current forms with the office before work starts.
What does Florida's 15-year roof law mean for a Liberty Triangle home built in 1998?
Fla. Stat. 627.7011(5) bars an insurer from refusing to issue or renew a homeowner's policy solely because the roof is under 15 years old. Once a roof reaches 15, the insurer must allow an inspection by an authorized inspector, at the homeowner's expense, before it requires a replacement. If that inspection shows at least five years of useful life left, age alone is not grounds to refuse. A first roof on a 1998 house passed 15 years in 2013. Does the 25% repair rule apply to older Liberty Triangle roofs?

The exception, written into Fla. Stat. 553.844(5), covers roofs built, repaired or replaced to the 2007 Florida Building Code or later, and that edition took effect on March 1, 2009. With 56.8% of Liberty Triangle homes built before 2000, a roof that has never been replaced falls under the strict version of the rule.
How hard does it rain in Liberty Triangle?
Harder in short bursts than most people expect. NOAA Atlas 14 puts the 10-year, five-minute rate at Liberty Triangle at 9.74 inches an hour and the 25-year rate at 11.3, while the 10-year storm averages 2.84 inches over a full hour. Year to year, the Ocala station's 1991-2020 normal is 51.64 inches, with 21.42 falling from June through August. Hurricane Milton left 9.68 inches on a gauge 14.3 miles south of Ocala in 2024.
