New construction · Liberty Triangle
New construction roofing in Liberty Triangle, FL
Only 14.6% of Liberty Triangle's homes, about 1,758 houses, were built in 2010 or later, so a new build in this 2020 census place usually lands among older neighbors. Its roof follows the 2023 Florida Building Code until December 31, 2026, when permit applications submitted from that date on must meet the Ninth Edition.

Local know-how
Building new in Liberty Triangle as the code edition turns
Most of Liberty Triangle went up earlier: the median build year is 1998, and 56.8% of homes predate 2000. The Census Bureau's 2020-2024 estimate is 24,888 residents, against 23,759 counted in 2020, a gap inside the estimate's margin of 1,708, so the survey cannot show growth since 2020.
A new home here is permitted by Marion County Building Safety. Roofs permitted today follow the Eighth Edition, the 2023 state code in force since the last day of 2023. File the application on or after December 31, 2026, and the Ninth Edition governs instead.
Marion County's chief threats are high winds and flooding, with tornadoes a concern. FEMA's Hurricane Michael advisory found soffits a weak point, and the 2007 code began requiring soffits to resist the same wind loads as walls, fastened at the wall and the fascia.
Code items
What a new roof must have before it passes
- Sheathing nailed with ring-shank nails, RSRS-03 at 2 1/2 inches, under R803.2.3.1.
- One of three dry-in methods (R905.1.1.1): a fully adhered membrane, taped deck seams under underlayment, or two layers of felt-type underlayment.
- Drip edge at eaves and gables, fastened every 12 inches, or every 4 where the allowable-stress design wind speed reaches 110 mph (R905.2.8.5).
- Gutters and downspouts where eaves project less than 6 inches, with water discharged at least 1 foot from the wall (R318.5).
- Products with Florida product approval: roofing is a mandatory statewide-approval category.
Who installs it is set by Fla. Stat. 489.113(3): a general contractor subcontracts roofing unless it holds a roofing certificate or registration, except asphalt or fiberglass shingles on a new building of its own construction.
Questions
New construction roofing in Liberty Triangle: questions
Which building code applies to a new home roof in Liberty Triangle?
It depends on the date your permit application is submitted. The 2023 Florida Building Code, Eighth Edition, took effect on December 31, 2023. The Ninth Edition takes effect on December 31, 2026, and every permit application and plan submitted on or after that date must comply with it. In Liberty Triangle the application goes to Marion County Building Safety, so a builder racing the date should confirm its intake rules there.
What does Florida's builder law cover on a new Liberty Triangle home?
One year of builder responsibility, set by statute. For homes covered since July 1, 2025, Fla. Stat. 553.837 puts the builder on the hook for defects in what it or its subcontractors and suppliers furnished, when the defect amounts to a material breach of the state building code. The clock starts at first closing or first move-in, whichever is earlier. Ordinary wear, settling, damage the owner caused and natural disasters fall outside it. Buyers of the newest of Liberty Triangle's 14.6% post-2010 homes should read the builder's papers with the statute open beside them.
Can I act as my own builder on a Liberty Triangle home?
Yes, with conditions. The owner-builder exemption in Fla. Stat. 489.103(7) covers a one- or two-family house you will live in yourself, and you have to supervise the job in person rather than hand it off. Nothing about the inspections changes: Marion County Building Safety issues the permit and checks the sheathing or dry-in before any shingle or tile goes down. Anyone you pay to put the roof on still has to be a roofing contractor.
