Why Liberty Triangle homes meet the 20- and 15-year lines
Citizens requires a 4-point inspection, covering electrical, plumbing, HVAC and the roof, on applications for properties more than 20 years old. Half of Liberty Triangle's homes were built before 1998, so at least half are well past that line.
The 15-year line comes from statute. Under Fla. Stat. 627.7011(5), a roof 15 years or older can be inspected by an authorized inspector at the homeowner's expense before an insurer requires a replacement, and five or more years of useful life left means age alone cannot end the policy. It covers homeowner policies issued or renewed on or after July 1, 2022.
For insurance, a roof's age runs from the last time 100% of it was replaced (627.7011(5)(d)), and the 4-point form asks for the date of the last roofing permit. In a place where 91.7% of occupied homes are owner-occupied, that permit card and the last re-roof invoice are worth finding before the inspector comes.
The forms
Three roof forms a Liberty Triangle owner may be handed

It asks the code era, wind region, roof slope, covering, deck attachment, roof-to-wall connection, roof shape, secondary water barrier and opening protection, and stays valid up to five years if nothing material changes.
Citizens also draws a roof-age line: shingle roofs older than 25 years, and tile or metal roofs older than 50, need papers showing at least five years of useful life left. Which form you need, and what it does to your premium, is a question for your insurer or agent.
