Roofing in Marion Oaks, Florida
The Census Bureau's 2020-2024 survey estimates Marion Oaks at 23,972 residents, well above the 19,034 counted in 2020, and 27.8% of its 8,513 homes were built in 2010 or later. This 29.5-square-mile community at the southern end of Marion County holds roofs from three code eras.

Three code eras under Marion Oaks roofs
Florida had no statewide building code until March 1, 2002, when the first Florida Building Code replaced local codes. In Marion Oaks, 42.7% of homes were built before 2000, so they were framed and first roofed before that code existed. The median home dates to 2002, the year the state code began.
The next line is March 1, 2009, when the 2007 edition took effect. The 27.8% of homes built in 2010 or later were roofed under that edition or a newer one. For those roofs, Fla. Stat. 553.844(5) says a large repair only has to bring the repaired part up to current code. Older roofs get no such break, so a big patch can turn into a whole new section.
The people are younger than the houses. Marion Oaks' median age is 37.3, against 47.9 for Marion County, and 75.7% of occupied homes are owner-occupied, close to the county's 77.5%. About one occupied home in four is rented, so landlords should keep the roofing permit record: insurer forms ask for its date.
Mobile homes are rare here: 189 of 8,513 housing units, or 2.2%, while Marion County as a whole is at 18.2%.

Permits at the south end of Marion County
Marion Oaks reaches south to the Sumter County line, with Interstate 75 along its east side at Exit 341 and County Road 484. It is a census place, not a town, so building permits come from Marion County Building Safety rather than a city hall. Ask the office for its current re-roof checklist.
The code's High-Velocity Hurricane Zone stops at the Broward and Miami-Dade lines, far to the south. Here, wind design comes from the ASCE 7-22 map for each address, the same source the state's wind mitigation form uses to sort homes into wind regions.
- In southern Marion County, extending south to the Sumter County line, bordered on the east by Interstate 75 (Exit 341, County Road 484); 29.5 sq mi.
Weather
What storms have left on the south side of the county
A CoCoRaHS gauge listed as Ocala 14.3 S, 14.3 miles south of Ocala, sits in the same southern part of the county as Marion Oaks. It caught 6.18 inches of rain in Hermine in 2016 and 9.68 inches in Milton in 2024.
Across Marion County, the main natural-disaster threats are high winds and flooding, and tornadoes are a concern too. Irma pushed rivers in the county to major or record flood stages in 2017, and Ian, Idalia, Debby, Helene and Milton each brought a FEMA major disaster declaration naming the county between 2022 and 2024.
For gutters, the rate matters more than the total: NOAA Atlas 14 at Marion Oaks gives 9.74 inches an hour for a 10-year, five-minute burst.

Questions
Marion Oaks roofing questions
Who issues roof permits in Marion Oaks?
Marion County Building Safety handles them. Marion Oaks is an unincorporated census place in southern Marion County, so it has no city building office. A re-roof needs a permit and two inspections, sheathing or dry-in and then the final roofing check, but no plan review. Ordinary minor repairs may go ahead without a permit only with the building official's approval. The county's web pages were only partly readable for this guide, so get the current checklist from the office itself.
How old are the roofs in Marion Oaks?
The Census Bureau tracks the age of houses, not roofs. In Marion Oaks the median house was built in 2002, 42.7% went up before 2000 and 27.8% in 2010 or later. For insurance, a roof's age runs from the last date 100% of it was built or replaced, under Fla. Stat. 627.7011(5)(d). So a 1995 house that got a full re-roof in 2015 has an 11-year-old roof in 2026, and the permit record is the proof.
Is Marion Oaks in the High-Velocity Hurricane Zone?
No. The Florida Building Code's High-Velocity Hurricane Zone consists of Broward and Miami-Dade counties only, and Marion Oaks is in Marion County. The extra HVHZ roofing chapters and the permit paperwork that carries Notice of Acceptance numbers apply there, not here. Roofing products used in Marion Oaks still need Florida statewide product approval, because roofing is one of the categories the state must approve. Wind design speed for an address comes from the ASCE 7-22 hazard tool.
Which hurricanes have reached the Marion Oaks area?
FEMA keeps no Marion Oaks-only list, but Marion County drew major disaster declarations for Hermine in 2016, Irma in 2017, Ian and Nicole in 2022, Idalia in 2023, and Debby, Helene and Milton in 2024. Local gauges fill in the picture: the one 14.3 miles south of Ocala logged 6.18 inches in Hermine and 9.68 in Milton, and the Ocala airport station recorded a 36-knot gust in Nicole and 35 knots in Milton.
