Dunnellon's houses, and what their age means for the roof
Dunnellon has 1,630 homes by the Census Bureau's 2020-2024 survey, and most are old enough for their age to matter. The median one was built in 1984. Four in five, 81.6 percent, went up before 2000, and only 8.5 percent date from 2010 or later. Across Marion County the median home is from 1993, so the city's housing runs about nine years older than its county's.
Age decides what a re-roof involves. Florida's first statewide building code replaced the old patchwork of local codes on March 1, 2002, a reform the Legislature adopted after Hurricane Andrew. On a Dunnellon house framed before then, stripping the old covering triggers two upgrades: the deck is re-nailed to the residential code's table, and a secondary water barrier goes down before the new roof (R908.7). Age drives insurance paperwork as well. Citizens Property Insurance requires a 4-point inspection on applications for homes more than 20 years old, and every Dunnellon house built before 2000 is past that line. Florida's 15-year roof rule, section 627.7011(5), bars an insurer from refusing or dropping a homeowner's policy only because the roof is under 15 years old; for an older roof, it must allow an inspection before it can require a new one.
Mobile homes are 17.7 percent of the city's housing, close to Marion County's 18.2 percent and more than double the 8.0 percent statewide. Senate staff note that the 15-year rule does not reach mobile home policies, so those owners should ask their insurer what it requires. The people are older than the county too: Dunnellon's median age is 60.7, against 47.9 for Marion County, and 75.6 percent of occupied homes are lived in by their owners.

City permits and the Historic District
Dunnellon is an incorporated city with its own Community Development department. The text of the city's page, as search engines show it, says the department manages building permit and inspection services in the city. The page itself refuses automated reads, so confirm the current steps on the city's site before any work is scheduled.
The same department issues certificates of appropriateness for properties in Dunnellon's Historic District. If your house is in the district, ask the city whether a new roof, a change of roofing material or new gutters needs that certificate, and leave time for the review before the permit.

Marion County is inland, centered between the Atlantic and the Gulf, and it generally takes less hurricane damage than the coast. Its largest natural-disaster threats are high winds and flooding, with tornadoes a concern as well.
Irma in 2017 showed the flooding side. The National Hurricane Center listed Marion County among nine counties where rivers reached major or record flood stage, and a gauge 1.1 miles southeast of Ocala collected 8.63 inches. Milton in 2024 left 9.68 inches at a gauge 14.3 miles south of Ocala. Both storms brought FEMA aid to households, and Hermine, Ian, Nicole, Idalia, Debby and Helene each drew a public assistance declaration for the county.
After any named storm, have the ridge, hips and flashing looked at. Ian showed why: FEMA's post-storm team found hip and ridge damage more often than any other kind, on new and old roofs alike, as the International Code Council summarized its report.

Inside city limits, the City of Dunnellon Community Development department does, going by the search-index text of the city's page, which blocks automated reads. A re-roof needs that permit and two inspections, at sheathing or dry-in and at the end, but no plan review. In the Historic District, ask about a certificate of appropriateness first; the same department issues those.

Does Dunnellon's Historic District affect a roof or gutter job?
It can. Dunnellon's Community Development department issues certificates of appropriateness for properties in the city's Historic District, so a visible exterior change there may need that approval before a building permit. The city's page could be read only through search results, so its list of covered work is not repeated here; ask the city, with your address, before settling on a new roof color or material.

How old are the roofs on Dunnellon houses?
Nobody publishes roof ages by town, so house ages are the strongest clue. Dunnellon's median home dates to 1984 and 81.6 percent predate 2000, so a shingle roof still original to one of those houses would be well past 25 years, the point where Citizens asks for proof of at least five more years of useful life. Florida counts a roof's age from the last time 100 percent of it was built or replaced (section 627.7011(5)(d)), and the 4-point form asks for the date of the last roofing permit, so that permit record is worth finding.

How much rain falls on Dunnellon roofs?
Plenty, much of it in bursts. Marion County's NOAA climate station in Ocala averages 51.64 inches a year, 21.42 of them in June, July and August. NOAA Atlas 14 puts a 10-year, 24-hour rain at Dunnellon at 7.01 inches, and the five-minute burst inside such a storm at 9.9 inches an hour.
