The code settles part of this choice. A coating sold to stop leaks or extend roof life is roofing work under Fla. Stat. 489.105. Existing rooftop equipment only has to be brought to code during a reroof if it is being replaced or moved and does not comply (FBC-B 102.8).

A residential condominium association must have a structural integrity reserve study at least every 10 years for each building three or more habitable stories tall, and the roof is the first item it covers (Fla. Do HVHZ rules apply to commercial roofs in Marion County?
