Commercial roofs · Liberty Triangle
Commercial roofing in Liberty Triangle, FL
Commercial roofing in Liberty Triangle is permitted and inspected by Marion County Building Safety, because this 2020 census place has no city hall. The rules for a low-slope roof are statewide: a quarter-inch of slope per foot, water off within 48 hours of rain, and roof edges designed for Chapter 16 wind loads.

Local know-how
Flat roofs and heavy rain south of Ocala
The census counts homes, not commercial roofs. Liberty Triangle's 12,042 housing units are 91.7% owner-occupied where occupied, and only 3.4% are mobile homes, so a church, shop, office or association building here is a one-off decision judged on its own deck, drainage and code era.
Rain is the hard test for a low-slope roof here. NOAA's normal at the Ocala station puts 21.42 inches in June through August alone, and Milton left 9.68 inches on a gauge 14.3 miles south of Ocala in 2024. The code's positive-drainage definition asks for a roof that drains within 48 hours of rain, and NRCA uses the same 48-hour test for ponding.
Wind is the other test. Marion County's main threats are high winds and flooding, with tornadoes also a concern, and FBC-B 1504 requires roof decks and coverings to be designed for wind loads under Chapter 16.
Decision
Coat, recover or tear off a Liberty Triangle flat roof
- Count the roofs already on the building. Two or more means a tear-off.
- Find wet areas with a moisture survey checked by cores. A water-soaked roof cannot be a recover base.
- Check drainage against the 48-hour test, and make sure any coating is rated for the ponding that remains.
- Check the 25% rule and the roof's code era before treating it as a repair.
- Ask for the product approval number of the system you are buying.
Before work starts, the Notice of Commencement has to be recorded and posted on the site ahead of the first inspection, and the permit card warns owners who skip it that they may end up "paying twice" (FBC-B 105.8).
Questions
Commercial roofing in Liberty Triangle: questions
Who permits a commercial re-roof in Liberty Triangle, and how long is the permit good for?
Marion County Building Safety issues it, since Liberty Triangle is unincorporated. Under FBC-B 105.4.1, a permit becomes invalid if work does not start within 6 months of issue, or if work stops for 6 months. Work counts as in active progress when the permit has had an approved inspection within 180 days. Plan the material order and the crew schedule around those clocks, and record the Notice of Commencement before the first inspection.
How long can water sit on a flat roof in Liberty Triangle?
No more than 48 hours is the standard. The Florida Building Code defines positive roof drainage as slope that drains the roof within 48 hours of rain, and NRCA's test is no ponding 48 hours after a rain in drying weather. With 51.64 inches of rain a year at the Ocala station, a low spot gets refilled often. New low-slope systems need at least a quarter-inch of slope per foot, and where parapets trap water the code calls for secondary overflow drains or scuppers.
Do condominium roofs in Liberty Triangle need a reserve study?
If the building is a residential condominium three habitable stories or higher, yes. Fla. Stat. 718.112(2)(g) requires a structural integrity reserve study at least every 10 years for each such building, and the roof is the first item it covers. An inspector walks the building and puts a remaining-life estimate on each item, roof first. The census does not say how many of Liberty Triangle's 12,042 housing units sit in buildings of that height, so check your association's records.
