What a 1994 median means for Lady Lake roofs
Half of Lady Lake's homes were built by 1994, the Census median, and only 16% of its 10,861 housing units date from 2010 or later. Florida's 2007 code took effect on March 1, 2009, and a roof built to it or a later edition can be repaired beyond 25% of a section without redoing the rest (553.844(5)). Most original roofs in town went on before it, so a large repair on one of them usually turns into a section re-roof.

The 2007 Groundhog Day outbreak sent an EF3 tornado through town, and in 2016 Hurricane Hermine spun up an EF-0 tornado near Fruitland Park and Lady Lake that caused structural damage to homes.
Irma left 11.03 inches at the Lady Lake gauge in 2017, ahead of 10.13 at Leesburg, and Milton added 8.26 inches 5.5 miles south of town in 2024. FEMA's disaster declarations for Irma, Ian and Milton all covered Lake County.

How do I look up or pull a roof permit in Lady Lake?
Start with Town of Lady Lake Building Services, which handles permitting, plan review and inspections for addresses inside town limits; its Building Services page is the official route for applications and permit questions. If your home sits outside the town line, Lake County's Office of Building Services is the office instead. Under the Florida Building Code, roof work needs a permit, while ordinary minor repairs may be approved by the building official without one (FBC-B 105.1, 105.2.2).

What does Florida's 15-year roof rule mean for a 1994 Lady Lake house?
It turns on the roof's age, not the house's. If the roof is under 15 years old, an insurer cannot refuse or non-renew a homeowner's policy solely because of roof age. If it is 15 or older, the insurer must let you have an authorized inspector check it at your expense before it requires a replacement, and five or more years of remaining life keeps age alone from ending coverage. Citizens adds a separate documentation line at 25 years for shingle roofs. Insurers date a roof from the last time all of it was built or replaced, so the permit date of the last full re-roof on a 1994 house is the number to find.

How much tornado risk do Lady Lake roofs face?
Enough to plan for: the town took an EF3 in the 2007 Groundhog Day outbreak and an EF-0 spun off by Hermine in 2016. FEMA's hurricane work names the roof details that matter most once wind gets under an edge: ridge vents tested for wind and wind-driven rain, and fasteners long enough to fully penetrate the sheathing. In one FEMA example, lost ridge shingles and a ridge vent alone let in enough water to bring ceilings down.

When is the right time to have a Lady Lake roof looked at?
Before and after hurricane season, and after any storm with high wind. The Atlantic season runs June 1 to November 30 and peaks around September 10, so a late-spring check finds loose edges and cracked flashing before the busy months, and a late-fall check shows what the season did. Irma's 11.03 inches at Lady Lake in 2017 and Milton's 8.26 inches south of town in 2024 both fell inside that window. Granules collecting in the gutters, curling shingles and soft spots near the eaves are signs worth a closer look.
