Roof inspections in Wildwood, FL
Three of every four Wildwood homes, 74.8%, were built in 2010 or later, so most original roofs here sit close to or under Florida's 15-year line. Roof inspections in Wildwood are less about proving an old roof has life left and more about documenting a newer one for wind discounts.

Local know-how
A young housing stock and the wind mitigation form
Florida requires insurers to offer discounts, credits or deductible reductions for construction that reduces windstorm loss, from roof strength to roof-to-wall connections (Fla. Stat. 627.0629). The wind mitigation form, OIR-B1-1802, is how a home proves those features.
On a home built since 2010, the form's first question, the building code era, usually lands in the 2007-and-later box. It then asks the wind region from your address's ASCE 7-22 speed, the roof covering, deck attachment, roof-to-wall connections, roof shape and secondary water barrier. On that form, 130 to 139 mph is Region 2; Sumter County's design criterion is 135 mph.
The state's own notice says the discounts apply only to the hurricane-wind portion of a policy and are not calculated cumulatively. It names securing the roof and protecting windows as the two most cost-effective measures.
Older homes
Wildwood's pre-2000 homes and mobile homes
The 19.5% of Wildwood homes built before 2000 face a different set of forms. Citizens requires a 4-point inspection, covering electrical, plumbing, HVAC and roof, on any application for a property more than 20 years old, and a shingle roof older than 25 years needs documentation of at least five years of remaining life.
For roofs 15 years or older, Fla. Stat. 627.7011(5) lets you have an authorized inspector check the roof at your expense before an insurer can require replacement. Senate staff note the rule does not cover mobile home policies, which matters for the 9.2% of Wildwood housing that is mobile homes.
Questions
Roof inspections in Wildwood: questions
What does a wind mitigation inspection do for a Wildwood home?
It documents the features that earn the wind-loss discounts Florida insurers must offer. The current form, OIR-B1-1802 Rev. 04/26, took effect April 1, 2026 and stays valid up to five years if nothing material changes. With half of Wildwood's homes built in 2017 or later, the code-era answer is usually the newer one; deck nailing and roof-to-wall connectors still have to be seen in the attic. Ask your insurer how it applies the credits.

Does the 15-year roof rule help a Wildwood home with a 2010 roof?
Yes, in part. A roof put on in 2010 is 16 years old in 2026, so it is past the 15-year mark, but Fla. Stat. 627.7011(5) still protects you. Your insurer must let you have an authorized inspector check the roof at your expense before requiring replacement. It cannot refuse or non-renew for roof age alone if the inspection shows 5 or more years of useful life left. Wildwood's median year homes were built is 2017, so many roofs here are newer than the 15-year mark.
What does a roof inspector look at on a Wildwood home?
Florida's home inspector standards cover the visible roofing, flashings, skylights, chimneys and penetrations, drainage, attic ventilation and insulation, and allow skipping a roof too steep or wet to walk. A roofer working from an insurer's forms adds the covering's age, remaining life, permit history, damage list and, for wind mitigation, attic items like deck nailing and roof-to-wall connectors. Sumter County's permit file supplies the dates.
