What does the 25 percent rule mean here?
The rule says no more than 25 percent of a roof or roof section may be repaired or replaced in any 12-month period unless the whole roof or section is replaced. There is an exception. When your current roof was built, repaired or replaced under the 2007 Florida Building Code or a later edition, current code applies only to the part being repaired.
That exception depends on the roof, not the house. A 2003 home likely still wears a pre-2007 roof unless it was replaced since. Ask the Building Division what permit history exists for your address before you plan a partial repair.
