What a 4-point form asks about a Dunnellon roof
Citizens requires a 4-point inspection, covering electrical, plumbing, heating and cooling, and the roof, on applications for homes more than 20 years old. That takes in every Dunnellon house built before 2000, 81.6 percent of the housing. The roof section records:
- The covering material and the roof's age
- Its remaining useful life
- The date of the last roofing permit and update, and whether that work was a full or partial replacement
- Overall condition, with any cracking, curling, granule loss, exposed felt, loose or missing pieces, soft decking or leaks
With photos of every slope, the 4-point roof section can stand in for Citizens' separate roof inspection form. Citizens also draws an age line: a shingle roof over 25 years old, or a tile or metal roof over 50, needs paperwork showing at least five years of useful life left.

Wind mitigation reports on older Dunnellon houses
The wind mitigation form, OIR-B1-1802 (Rev. 04/26), took effect April 1, 2026 and stays valid for up to five years if the house does not change materially. Its first question is the building code era, with boxes for the 2001 or 2004 code and the 2007 code or later. A house built before Florida's code took effect in 2002, as most in Dunnellon were, fits neither box, so the roof items carry the weight: how the deck is nailed, how the roof is tied to the walls, and whether a sealed secondary water barrier is present.
Florida's consumer notice says wind discounts apply only to the hurricane-wind part of a policy and are not added together. Insurers set the credits, so your agent is the one to ask what a feature is worth.

Will my insurer drop a 15-year-old roof in Dunnellon?
Not for age alone, if an inspection backs the roof. For homeowner policies issued or renewed since July 1, 2022, section 627.7011(5) bars an insurer from refusing or non-renewing only because a roof is under 15 years old. Once a roof reaches 15, the insurer must let you have it inspected, at your expense, before requiring replacement, and it may not refuse or non-renew for age alone if the inspection shows at least 5 years of useful life left. In Dunnellon, where the median home dates to 1984, the house's age says little; the date of the last full replacement is the one that counts.

What makes a Dunnellon roof fail a 4-point inspection?
The insurer judges what the form records, and the form spells out what to record: cracking, cupping or curling, heavy granule loss, exposed asphalt or felt, missing or loose pieces, soft spots in the deck, hail marks, and leaks in the attic or on ceilings. Citizens adds an age test, asking for proof of at least five more years of life on shingle roofs over 25 years old. With 81.6 percent of Dunnellon homes built before 2000, a roof that has never been replaced would be over that line.

Do the same roof rules apply to a mobile home in Dunnellon?
Not all of them. Senate staff note that the 15-year roof rule in section 627.7011 does not apply to mobile home policies. Citizens' 4-point requirement does reach them: it covers property owner, dwelling and mobile home applications for properties more than 20 years old. Mobile homes are 289 of Dunnellon's 1,630 housing units, against an 18.2 percent share across Marion County, and the state's My Safe Florida Home inspections are limited to site-built homes. Ask your insurer which forms it wants for your unit.
