Which form fits a Lady Lake home

  • Site-built home, roof under 15 years: an insurer cannot refuse or drop a homeowner's policy for roof age alone (627.7011(5)(b)).
  • Site-built home, roof 15 or older: you may have an authorized inspector document its remaining life before the insurer requires a replacement, and five years or more keeps age alone from ending coverage (627.7011(5)(c)).
  • Mobile home: the 15-year section does not apply, Senate staff note, and Citizens requires a 4-point for applications on properties more than 20 years old.
  • Any home seeking wind credits: form OIR-B1-1802, valid up to five years if the house does not change materially.

With a 1994 median build year, most Lady Lake houses are past Citizens' 20-year line for the 4-point, whatever the age of the roof.

The 4-point's roof section records the covering type, the roof's age and remaining useful life, the date of the last roofing permit and whether the last replacement was full or partial. With photos of each slope, it can stand in for Citizens' separate roof form.

For older roofs, Citizens wants paperwork: past 25 years on shingle, or 50 on tile, slate, concrete or metal, the inspection must show at least five years of useful life remaining.

Storm history ends up in the file too. Irma's 11.03 inches at Lady Lake in 2017 and Milton's 8.26 inches south of town in 2024 are the kind of events that leave attic stains an inspector will note.

What can fail a 4-point inspection on a Lady Lake roof?

The insurer decides, but the form shows what it weighs. Its damage checklist covers cracking, cupping or curling, excessive granule loss, exposed asphalt or felt, missing, loose or cracked tabs or tiles, soft spots in the decking, visible hail damage, and leaks in the attic or on ceilings. Visible damage and a short remaining life are what draw an insurer's attention. On a Lady Lake house built around the 1994 median that still has its original roof, the roof's age alone can raise questions, so have the date of any re-roof permit ready.

Does my Lady Lake roof's shape matter on the wind mitigation form?

Yes. The form grades roof geometry, and a hip roof qualifies only if non-hip features make up no more than 10% of the total roof perimeter. It also records slope, deck attachment, the roof-to-wall connection and any secondary water barrier. Insurers must offer discounts or credits for features shown to reduce windstorm loss, and the state's notice says those discounts apply only to the hurricane-wind portion of the policy. Lake County's record, including Irma's 60-knot gust at Leesburg in 2017, is why those features get weighed.

Who pays for the roof inspection under the 15-year rule?

You do. For a roof at least 15 years old, Florida requires the insurer to allow an inspection by an authorized inspector at the homeowner's expense before it requires a replacement. If that report shows 5 years or more of useful life remaining, the insurer may not refuse or non-renew on roof age alone.
