    Check the age

    A roof built to the 2007 code or later can be repaired in part; an older one past 25% of a section gets that section redone.

    Roofing products need Florida product approval, and a coating sold to stop leaks or extend roof life is roofing work under state law.

Is a roof coating a repair or a new roof in Lady Lake?

If its building has three or more habitable stories, yes. Under Fla. Stat. 718.112(2)(g), the association must have a structural integrity reserve study done for each such building at least once every 10 years, with the roof listed first among the items it covers. It rests on a visual inspection and states each item's estimated remaining useful life, which tells a board when to budget for the roof. Any roof work the study calls for inside town limits is permitted through Town of Lady Lake Building Services.
