How wind and rain open a Lady Lake roof

FEMA's assessment teams name wind damage to roof coverings as a primary source of water intrusion, along with lost ridge vents and soffits. Once water is inside, wet insulation and walls lead to algae and mold.

Soffits deserve a close look here. FEMA says they have historically performed poorly in hurricanes, and Florida's 2007 code began requiring them to resist the same wind loads as walls. On a Lady Lake house from the 1994 median, the soffits predate that rule.

Then the flashing. The code requires it at roof-to-wall joints, slope changes and openings (R903.2.1), and step flashing along a sidewall follows the shingle maker's instructions. Lake County's last big wind, Milton's 72-knot gust at the Leesburg airport in 2024, worked on every one of those seams.

How far a Lady Lake repair can go

The building code lets you repair up to 25% of a roof or roof section in 12 months before the whole section has to meet current code, unless the roof was built to the 2007 code or later. That cap is the main legal line between repair and replacement in Florida, and with 70.4% of Lady Lake homes built before 2000, it decides a lot of storm jobs here.

A small fix may not need a permit at all: the code lets the building official approve ordinary minor repairs without one. Inside town limits, that official works through Town of Lady Lake Building Services.

Can a handyman fix my roof in Lady Lake?

Not for real roof work. Florida carves out only casual, minor jobs below a set contract price, and never for anyone who advertises as a contractor (489.103(9)); beyond that, roofing for pay is a roofing contractor's trade, which section 489.105 says includes deck attachment and sheathing or fascia repair during roof work. As an owner-builder you may work on a one- or two-family home you live in, and after a storm covered by a Governor's declaration you may repair or replace your own shingles. With Irma's 11.03 inches and Hermine's tornado in the town's recent record, check any roofer's state license number on the DBPR lookup before work starts.

Why are shingles lifting at the corners on my Lady Lake roof?

Usually because the seal strips have let go. University of Florida research found that beyond the first four years after installation, asphalt shingles tend to become partly unsealed, especially around exposed corners, as weathering and daily heat cycles work on them. A lifted corner catches wind like a sail, and Lady Lake roofs have met tornado and hurricane winds, from Hermine's EF-0 in 2016 to Irma's 60-knot gust at Leesburg in 2017. Hand-sealing loose edges to the maker's instructions is a small repair; widespread lifting on a 1994-era roof points toward replacement.

My Lady Lake roof is leaking during a storm. What should I do?

Stay inside and off the roof until the storm passes. Move what you can away from the drip, catch the water, and take dated photos of the ceiling and the attic. FEMA notes that water soaking insulation and walls leads to mold, so dry what you can once it is safe. Afterward, a roofer can trace the entry point, which is often a ridge vent, flashing or a lifted edge rather than the spot above the stain. Florida gives 1 year from the date of loss to give an insurer notice of a new claim; your insurer or agent explains how to start. Irma's 11.03 inches in 2017 showed how fast a small opening adds up.
