Building next door to The Villages
Lady Lake is where The Villages began, and a Fruitland Park site became the construction site for 2,038 new Villages homes. New houses in and around town follow one statewide code, in force since its first edition on March 1, 2002.
Code editions turn over on a schedule. The 8th (2023) edition took effect December 31, 2023, and the 9th takes over for permit applications submitted on or after December 31, 2026, so a house keeps the edition its application was filed under.

Drip edge, soffits and gutters on a new house
Shingle roofs need metal drip edge at eaves and gables, over the underlayment, fastened no more than 12 inches apart, and no more than 4 inches apart where the design wind speed or roof height calls for it (R905.2.8.5).
Soffits matter more than they look. After Hurricane Michael, FEMA found widespread wind damage to envelope parts that let in wind-driven rain, and its minimum advice is to fasten soffit panels at the wall and at the fascia. The 2007 code raised soffits to the same wind loads as walls.
Gutters with downspouts are required only where eaves project less than 6 inches, and downspouts must discharge at least a foot from the wall (R318.5). The Leesburg airport averages 43.78 inches of rain a year, so plan them even where the code does not demand them.

Can a general contractor roof a new house in Lady Lake?
Only with shingles, and only on a building it is constructing itself. Under Fla. Stat. 489.113(3), a general, building or residential contractor must subcontract roofing unless it holds a roofing certificate or registration; the one exception lets it install asphalt, fiberglass or wood shingles on a new building of its own construction. Tile, metal and membrane roofs go to a roofing contractor, and a general contractor without that credential may not advertise as a roofer. Town of Lady Lake Building Services issues the permits for new homes inside town limits.

Who fixes a roof defect in my first year in a new Lady Lake home?
Start with your builder. Since July 1, 2025, Fla. Stat. 553.837 requires the builder of a newly constructed home to answer for one year for defects in equipment, material or workmanship, a subcontractor's included, that result in a material violation of the Florida Building Code. The year runs from closing or first occupancy, whichever comes first. Normal wear, settling, owner-caused damage and natural disasters are excluded, so roof damage from a storm like Hermine, whose EF-0 tornado damaged homes near Lady Lake in 2016, falls outside that duty.

How many roof inspections does a new Lady Lake house get?
Two that are roof-specific, inside a longer sequence. The code lists framing first, after the trusses and connectors are in place; then sheathing, covering roof and wall panels, their fasteners and the dry-in; then the roofing inspection of dry-in, insulation, coverings and flashing; then the final. Town of Lady Lake Building Services runs those inspections inside town limits, unless the owner hires a private provider, which Florida law allows. Roof sheathing on a new home is fastened with ring-shank nails such as RSRS-03.
