Commercial roofing in Coral Springs, FL
About one Coral Springs housing unit in four, 24.6 percent, sits in a building of 10 or more units, and those condo and apartment roofs are decided by boards and managers rather than single owners. Like the city's shops and offices, each one is roofed under the High-Velocity Hurricane Zone sections of the Florida code.

Local know-how
Recover or tear off: the test for a Coral Springs flat roof
The first question on an aging low-slope roof is whether it can serve as a base. The Florida Building Code requires a full tear-off when the existing roof is water-soaked or too deteriorated, when it already has two or more coverings, or when blisters have not been cut and secured, and the HVHZ adds that no new system may go over sheathing that is not fastened to current code (1521.5).
Drainage comes next. NRCA's test is no ponding water 48 hours after a rain in drying conditions. Section 1521.13 also puts a duty on the contractor: flag any chance of ponding to the owner before work starts, and recommend a structural review if ponding is possible.
Bids
Reserve studies and commercial roof bids in Coral Springs
Coral Springs counts 47,770 housing units in the Census Bureau's five-year survey, and the condo share of them carries a state schedule: associations must commission a structural integrity reserve study at least every 10 years for each building of three or more habitable stories, roof first (Fla. Stat. 718.112(2)(g)).
Questions
Commercial roofing in Coral Springs: questions
How can a Coral Springs board tell if a flat roof is wet underneath?
Order a moisture survey, then have core cuts confirm what it finds. Infrared scans work because wet areas of a roof hold heat longer after dark than dry ones, and nuclear and impedance meters give readings too, but trade guidance says all of them are relative and must be confirmed with cores and lab analysis. The answer matters in the High-Velocity Hurricane Zone, where a new system may not go over water-soaked or deteriorated material (Section 1521.5). For the 24.6 percent of Coral Springs housing units in 10-plus-unit buildings, ask to see the core results, not just the thermal images.

What do TPO and EPDM mean on a Coral Springs roof bid?
They are single-ply membranes, each tied to a material standard. The standards Florida's code lists for single-ply roofs are ASTM D6878 for TPO, a thermoplastic polyolefin sheet that must contain reinforcing fabric or scrim, and ASTM D4637 for EPDM. A bid on a Coral Springs building should name the membrane, its thickness and the standard, and the product approval number the City of Coral Springs will see on the HVHZ permit application.

How often should a Coral Springs commercial roof be checked?
Twice a year is the trade's standard, fall and spring. NRCA recommends those biannual inspections to catch cracked or missing pieces, loose seams, worn flashing and debris in drains and gutters, and SPRI and NRCA publish an inspection and maintenance manual for single-ply roofs. Broward's hurricane season runs June 1 to November 30, so a spring visit sets the roof up for the season and a fall visit records what it did. In a city with 24.6 percent of its housing in 10-plus-unit buildings, put the drains and scuppers on that checklist as well as the membrane.
