Insurer questions for Coral Springs' 1980s roofs
Fla. Stat. 627.7011(5) protects roofs under 15 years old from being the sole reason an insurer refuses or drops a homeowner's policy. For an older roof, the insurer must let the owner have it inspected, at the owner's cost, before requiring replacement, and an inspection showing five or more years of remaining life rules out age alone as the reason to refuse.
Citizens Property Insurance requires a 4-point inspection on properties more than 20 years old, which at a 1987 median build year covers most of the city. Its roof section records the covering, age, remaining useful life, last roofing permit, condition and visible damage, and with photos of each slope it can replace Citizens' separate roof inspection form.
The insurer has to accept the inspector, and the statute's list includes home inspectors, building code inspectors, general, building, residential and roofing contractors, engineers and architects.
Wind mitigation
Hip roofs, sealed decks and the Coral Springs wind form
The wind mitigation form, OIR-B1-1802 (Rev. 04/26), grades roof shape: a hip roof counts only if non-hip features make up no more than 10 percent of the total roof perimeter. It also asks about secondary water resistance, where standard underlayment or hot-mopped felt does not qualify, and about how the deck is attached and how the roof is tied to the walls.
The state's consumer notice calls securing the roof and protecting windows the two most cost-effective mitigation measures. Owners occupy 60.3 percent of the city's occupied homes, and for them the form is worth reading before a re-roof, while its answers can still be chosen.

What if my Coral Springs insurer says my roof is too old?
Ask which form it wants and get the roof inspected. Under Fla. Stat. 627.7011(5)(c), once a roof is 15 years or older, the insurer must allow an inspection by an authorized inspector, at your expense, before requiring replacement, and it may not refuse or non-renew solely for age if that inspection shows five or more years of useful life left. Age runs from the last full replacement, so on a house built in the city's 1987 median year, the re-roof permit date matters more than the house. Citizens applies its own lines at 25 years for soft roofs and 50 for hard ones.

Is a roof certification the same as a 4-point inspection in Coral Springs?
Not quite, so ask which form is wanted. The request usually points to a roof condition form such as Citizens' Roof Inspection Form, RCF-1, which records the roof's remaining useful life with photos of each slope and is signed by a general, residential, building or roofing contractor, a building code inspector or a home inspector holding a Florida license. The 4-point form covers the roof plus electrical, plumbing and HVAC, and its roof section can stand in for the RCF-1 when photos of every slope are included. With only 2.5 percent of Coral Springs homes built since 2010, nearly every house here gets asked for one of them, so ask the insurer which before booking.

How long does a wind mitigation inspection last for a Coral Springs home?
Up to five years, if the house does not change. The current form, OIR-B1-1802 (Rev. 04/26), took effect April 1, 2026 and says it is valid for up to five years provided no material changes are made to the structure and no inaccuracies are found. A re-roof changes items it grades, such as deck attachment and secondary water resistance, so a Coral Springs owner who re-roofs a 1987 house should ask the insurer whether a new form is worth filing.
