Just 2.5 percent of Coral Springs homes date from 2010 or later, so a new roof in this planned city is the exception rather than the rule. The edition question is simple to state: the 2023 code, Eighth Edition, has applied since December 31, 2023, and the Ninth Edition applies to every permit application and set of plans submitted on or after December 31, 2026. A Coral Springs project that slips past that date is checked against the newer text.
In the HVHZ, a new building's roof follows Building code Sections 1512 through 1525 rather than the residential roof chapter. Low-slope decks need at least 1/4:12 in new construction (1515.2.2.1), loose-laid ballasted systems are not allowed (1515.1.5), and the uniform roofing permit application carries each product's approval or NOA number.

Does a new Coral Springs house need gutters?
The code requires them only where the eaves overhang less than 6 inches. That rule, R318.5 in the residential code and 1503.7 in the Building code, exempts gable rakes and a roof above another roof, and every downspout has to discharge at least 1 foot from the wall. Coral Springs was built on land drained by canals and levees, and the county's airport station averages 60.95 inches of rain a year, so gutters are worth planning into a new house even where the code does not demand them.

When does a Coral Springs builder need the roofer's product approval numbers?
Before the permit goes in, not at inspection. Roofing is one of the product categories that must carry Florida product approval (Fla. Stat. 553.842(5)), and in the High-Velocity Hurricane Zone the uniform roofing permit application lists each product's approval or Miami-Dade Notice of Acceptance number along with the owners notification. An NOA is valid only until its expiration date and must be available at the job site if the building official asks. Coral Springs builds few new homes, only 2.5 percent of its stock since 2010, so a builder new to HVHZ paperwork should collect those numbers as soon as the roof system is chosen.

What inspections does a new Coral Springs roof go through?
Several, and some happen mid-job. The Florida Building Code lists them in order: foundation, framing once the roof framing, trusses and connectors are in, sheathing at dry-in or as its own visit, and the roofing inspection. Inside the High-Velocity Hurricane Zone, the roofing is also inspected during application, and tile set in adhesive or mortar gets a TAS 106 field uplift test before final. The City of Coral Springs Building department schedules those visits for projects inside city limits.
