Roof permits here come through the City of North Lauderdale, Community Development, Permitting. Broward is one of two counties in the High Velocity Hurricane Zone, so product approval and installation rules are stricter than most of Florida. Check with the building office for the current rules before any work begins.

The 25 percent rule says no more than 25 percent of a roof or roof section may be repaired or replaced in any 12-month period unless the whole roof or section is replaced. The exception covers a roof that was built, repaired or replaced under the 2007 Florida Building Code or later. A patch on a 1978-era roof that was never redone may trigger a full reroof.

The code revision that took effect on December 31, 2023 is the 2023 code. Permits submitted on or after December 31, 2026 are governed by the Ninth Edition. Also, a permit lapses if work does not start within 6 months of issuance.
