The county's storm record since Wilma keeps the pressure on. During Irma in 2017, nearly all inland stations in Broward and Miami-Dade measured sustained winds just below hurricane force, and in October 2024 Milton put a tornado down in western Broward, starting about 9 miles west-southwest of Weston by the Storm Prediction Center's log.
FEMA's assessment teams name wind damage to the roof covering as a primary source of water intrusion, and they single out ridge vents, whose loss opens long slots in the deck. After Ian, hips and ridges were the damage FEMA saw most. Soffits have a poor hurricane record too, and the 2007 code was the first to make them resist the same wind loads as walls, so on a 1987 house they were built to the older standard.

Every roofing repair in the zone is permitted work under Section 1512.3, and the City of Coral Springs Building department issues those permits. Components used in the repair need a product approval (1521.2), and the work may not leave new ponding behind (1521.3).
The 25 percent rule, carried into the HVHZ as Section 1521.4, sets the size limit: repair more than a quarter of a roof or roof section in a 12-month window and the whole section must be brought to current code. The exception for roofs built to the 2007 code or later (Fla. Stat. 553.844(5)) only helps roofs installed from March 1, 2009 on, which leaves out any roof replaced right after Wilma.

Why do shingles come loose on Coral Springs roofs years after they go on?
Adhesion fades with time and heat. University of Florida researchers found that asphalt shingles tend to become partly unsealed after their first four years, especially at exposed corners, likely from weathering and daily temperature swings, and they suggest checking the edges and hand-sealing loose ones to the manufacturer's instructions. FEMA's Hurricane Michael advisory adds that where the nails go matters as much as how many there are. In Coral Springs, where the median house dates to 1987, a roof of any age is worth an edge check after a hot summer.

What rules apply to roofers who knock on Coral Springs doors after a storm?
Florida's roofing-solicitation law, Fla. Stat. 489.147, applies to every contractor working the city after a storm like Hurricane Wilma in 2005. A contractor may not use an advertisement urging you to file a roof-damage claim, may not offer anything of value, such as a deductible waiver, for a roof inspection or a claim, and may not interpret your policy or give coverage advice unless it also holds a public adjuster license. Every residential roof contract must carry the statute's notices, including a bold statement telling you to check coverage with your insurer before signing. Put coverage questions to the insurer or agent who wrote the policy.

Are black streaks on a Coral Springs roof a sign it needs repair?
Usually not by themselves. The dark streaks are algae, most often Gloeocapsa magma, which the asphalt roofing industry says is most widespread in warm, humid places such as the Gulf States, and one large shingle maker says it has seen no evidence that algae deposits affect shingle performance. Both suggest a bleach-and-water wash if you want the streaks gone and warn against pressure washing, which strips granules. On a house near the city's 1987 median age, use the streaks as a prompt to look for the signs that do matter: curling, cracked or bald shingles and granules collecting in the gutters.
