Your roof permit is handled by the Coconut Creek Building Department, part of the city's Sustainable Development group. Broward is one of two counties in the High Velocity Hurricane Zone, which carries the strong wind provisions South Florida adopted after Hurricane Andrew. The 2023 code edition has applied since the last day of 2023. The 2026 edition governs applications filed on or after December 31, 2026.

The 25% rule caps repairs at 25 percent of a roof's area or section in any 12-month period. Go past that and the entire roof or section must be replaced or recovered. A roof built or replaced under the 2007 code or later gets an exception, so only the repaired portion must meet current code. A state statute bars local governments from amending that exception.

Once a permit is issued, work must begin within 6 months, and a 6-month stoppage voids it. Record the Notice of Commencement and post it at the property before the first inspection. The permit card itself warns that leaving it out may mean paying twice for the improvements.
