Roof inspections in Coleman, FL

Nine in ten Coleman homes, 91.2 percent, were built before 2000, which puts nearly every house in town past the 20-year mark at which Citizens requires a 4-point inspection. What an insurer wants to know about the roof is written on that form and on the state's wind mitigation form, so it pays to know both before the inspector arrives.

What a Coleman roof inspection records

The roof section of the 4-point form records the covering material, the roof's age and remaining useful life, the date of the last roofing permit, whether the last replacement was full or partial, and overall condition. Its damage list covers cracking, cupping or curling, granule loss, exposed asphalt or felt, missing or loose tabs or tiles, soft decking, hail marks and visible leaks, with photos of each slope.

Citizens also draws age lines by material: shingle and other soft roofs older than 25 years, and tile, metal or other hard roofs older than 50, need documentation of at least five years of remaining life. With Coleman's median home built in 1974, the roof's own date, not the house's, is what decides which side of those lines you are on.

Florida's home inspector rules expect an inspector to check the visible, readily accessible roofing, flashing, penetrations, drainage and attic ventilation, but not to walk a roof that is too steep, wet, damaged or unsafe.

Wind mitigation

The wind form, OIR-B1-1802 (Rev. 04/26), asks about the code era, design wind region, roof slope, covering, deck attachment, roof-to-wall connections, roof geometry, secondary water barrier and opening protection. On a 1970s house the attic answers most of them: connections are graded from toenails, the weakest, up through clips, single wraps and double wraps to structural anchors.

The state's consumer notice says wind discounts apply only to the hurricane-wind portion of a policy, are not calculated cumulatively, and that securing the roof and protecting windows are the two most cost-effective measures. The Office of Insurance Regulation sends homeowners to their insurer or agent for the actual credits.

Will an inspector walk on my Coleman roof?

Only if it is safe to. Florida's standards of practice for home inspectors, Rule 61-30.805, have the inspector check visible and readily accessible roofing materials, flashing, skylights, chimneys, penetrations, drainage and attic ventilation, and excuse walking a roof that is too steep, wet, damaged or could be harmed by foot traffic. On Coleman's older houses, where 91.2 percent were built before 2000, the attic view of the deck and connections often tells more than the walk.

Does a hip roof help on a Coleman wind mitigation form?

It can, if it truly counts as hip. The form treats a roof as hip only when non-hip features make up no more than 10 percent of the total roof perimeter. Roof geometry is one of nine items on OIR-B1-1802, and wind discounts apply only to the hurricane-wind portion of a policy and are not stacked cumulatively. Your insurer or agent sets the actual credit. Sumter County's stated 135 mph design wind speed also places a Coleman house in one of the form's regions, which the inspector confirms for the address.

What fails the roof part of a 4-point inspection?

The form itself does not pass or fail anything; it records, and the insurer decides. What draws attention is on its damage list: cracking, cupping or curling, heavy granule loss, exposed asphalt or felt, missing or loose tabs or tiles, soft decking, hail damage and leaks in the attic or on ceilings. Citizens adds the age lines of 25 years for shingle and 50 for tile or metal without proof of five years' remaining life. For Coleman roofs permitted since April 1, 2025, Sumter County Building Services holds the permit date the form asks for.
