Fla. Stat. 627.7011(5) covers homeowners' policies issued or renewed on or after July 1, 2022. Under 15, a roof's age alone cannot be the reason a policy is refused or dropped; at 15 and up, the insurer must let the owner have an authorized inspector check the roof first. With 52.8% of Fruitland Park's homes built since 2010, a large share of the city reaches that age over the next decade and more.
The older 35.1%, built before 2000, sit under Citizens' longer lines: a 4-point inspection for homes more than 20 years old, and documentation of at least five years of remaining life for shingle roofs older than 25 years or tile and metal roofs older than 50. Senate staff note the 15-year rule does not apply to mobile-home policies, which matters little here, with mobile homes at 0.4% of housing.

- Deck attachment, graded A to C by nail type and spacing, or D for a concrete deck
- Roof-to-wall connection, from toenails up through clips, single wraps and double wraps
- Roof shape: a hip roof qualifies when non-hip features are no more than 10% of the perimeter
- Secondary water resistance, where taped seams, a full membrane or a double felt layer counts and single standard underlayment does not

Does a hip roof help a Fruitland Park home on the wind form?
It can. The state's wind mitigation form, OIR-B1-1802, grades roof geometry, and a hip roof qualifies when non-hip features make up no more than 10% of the total roof perimeter. Florida requires insurers to offer credits for features shown to reduce wind loss, but the state's notice says those discounts apply only to the hurricane-wind portion of a policy and are not added together; your insurer or agent has the actual figures. Milton's 72-knot gust at the Leesburg airport in 2024 is the kind of load the form is about.

Can a Fruitland Park homeowner get a state-paid wind inspection?
Possibly, through My Safe Florida Home. Fla. Stat. 215.5586 created the program in the Department of Financial Services, and its inspections are for site-built, owner-occupied single-family homes with a homestead exemption. The program's site advertises inspections at no cost to the homeowner, but it did not say on October 5, 2026 whether applications were open, and the statute says the program creates no entitlement. With owners in 87.7% of Fruitland Park's occupied homes and mobile homes at 0.4%, most houses fit the basic profile.

How old can a shingle roof be before Citizens wants more proof?
Twenty-five years. Citizens Property Insurance requires documentation of at least five years of remaining useful life for shingle and other soft roofs older than 25 years, and for tile, slate, clay, concrete or metal roofs older than 50. It also requires a 4-point inspection on homes more than 20 years old. In Fruitland Park, 35.1% of homes were built before 2000, so any of them still on an original shingle roof is past the 25-year line.
