Roof repair in Coleman, FL

Mobile homes make up 32 percent of Coleman's housing units, and in 2017 Hurricane Irma dropped 8.57 inches on a gauge in nearby Wildwood. Whatever the home type, storm leaks here tend to start at the same weak points: soffits, ridges, flashing and broken tiles. Florida's 25 percent rule then decides how far a repair can go.

Weak points Coleman storms find

Soffits come first on older houses. FEMA calls them historically poor performers in hurricanes, and when they fail the result is often significant water intrusion. The 2007 Florida code began requiring soffits to resist the same wind loads as walls; Coleman's median home was built in 1974, long before that rule.

Tile breaks differently than shingles. The tile industry says wind rarely breaks tiles directly; in high wind they are typically broken by flying debris. Tile roofs are repairable in most cases, but repaired tiles usually will not match exactly, and where a matching tile is no longer made, a harvest-and-repair can move tiles from a hidden slope to the street side. Florida's code allows salvaged tile only if it is like kind in material and profile, and never cracked or broken tile or rusted flashing.

On any covering, FEMA's teams found wind damage to the roof covering is a primary source of water intrusion, and after Ian the most common damage was at hips and ridges.

Before you patch a Coleman roof

Sumter County Building Services decides whether a small repair needs a permit; the code lets ordinary minor repairs skip one only with the building official's approval. Larger repairs face Florida's 25 percent rule: patching more than a quarter of a roof section in 12 months requires the whole section to meet current code unless the roof was built to the 2007 code or later.

If rotten decking or fascia turns up once the damaged area is open, Florida's contractor law puts repairing or replacing wood sheathing and fascia inside a roofing contractor's scope during the repair.

My soffit blew out in a Coleman storm. Is that a roof repair?

It is part of the same envelope, and it lets water in fast. FEMA reports that failed soffits often cause significant water intrusion, and its Hurricane Michael advisory says to fasten soffit panels at the wall and at the fascia at a minimum. Florida rules place soffit and fascia within the specialty structure contractor's scope, and a roofing contractor may replace fascia during roof repair. Coleman's median home dates to 1974, but that is a build year for homes, not roofs, so check the roof itself and the rest of the run too.

Can broken roof tiles on a Coleman house be matched?

Often not exactly. The Tile Roofing Industry Alliance says tile roofs are repairable in most cases, that repaired tiles usually will not match exactly, and that new or harvested tile should not go over compromised underlayment, whatever the roof's age. Where the original tile is no longer made, a harvest-and-repair moves tiles from a hidden slope to the street side. The code allows salvaged tile only if it matches in material and profile. Sumter County Building Services, which serves Coleman, decides whether the job needs a permit.

How much of a Coleman roof can be repaired before it must be replaced?

Up to 25 percent of the roof or a roof section in any 12-month period. Beyond that, Florida's code requires the whole section to be replaced or recovered to current code, unless the existing roof was built, repaired or replaced to the 2007 Florida Building Code or later; then only the repaired portion must meet current code, and local governments may not amend that exception. With Coleman's median home built in 1974, the roof's own date is what to check.
