How long is a Sumter County permit good for on a Coleman commercial roof?
Six months to start, then as long as inspections keep coming. Under FBC-Building 105.4.1, a permit becomes invalid if work does not start within 6 months of issue or is suspended or abandoned for 6 months, and work counts as in active progress when the permit has an approved inspection within 180 days. An application that sits is abandoned 180 days after filing unless pursued in good faith, with 90-day extensions possible. Sumter County Building Services has issued Coleman permits since April 1, 2025.

Can part of a Coleman commercial roof be replaced without redoing all of it?
Yes, up to a point. FBC-Building 1511.1.1 allows repairing, replacing or recovering no more than 25 percent of a roof or roof section in any 12-month period unless the whole section is redone. If the existing roof was built, repaired or replaced to the 2007 Florida Building Code or a later edition, only the new portion must meet current code, and section 553.844(5) bars local governments from amending that exception.
