Villages build years against Florida's 15-year line
Florida bars insurers from refusing or non-renewing a homeowner's policy solely because the roof is under 15 years old (Fla. Stat. 627.7011(5)(b)). Once a roof reaches 15, the insurer must let you have it checked by an authorized inspector, at your expense, before requiring replacement. If that inspection shows five or more years of useful life left, age alone cannot end the policy.
The roof's age is not the house's age. For insurance it runs from the last date 100% of the roof was built or replaced. In The Villages, where the median home dates to 2007 and 15.9% were built before 2000, the county permit date is the proof an inspector will ask for.
The rule covers policies issued or renewed on or after July 1, 2022. Florida Senate staff note it does not apply to mobile home policies; mobile homes are about 1% of the housing here, 565 units.

Three forms Villages homeowners get asked for

4-point inspection
Citizens requires one on any application for a property more than 20 years old: electrical, plumbing, HVAC and roof. The roof section records the covering, age, remaining useful life, last permit date and condition, with photos of each slope.

Roof condition documentation
Citizens' roof-age line is 25 years for shingle and other soft roofs and 50 for tile, metal and other hard roofs. Older roofs need documentation of at least five years of remaining life.

Wind mitigation form
OIR-B1-1802, Rev. 04/26, took effect April 1, 2026 and stays valid up to five years if nothing material changes. It asks the code era, wind region, roof covering, deck attachment, roof-to-wall connections, roof shape and whether a secondary water barrier is present.
Sumter County lists 135 mph as its design wind criterion. On the wind form, 130 to 139 mph is Region 2, but the form wants the speed for your exact address from the ASCE 7-22 hazard tool.

How long is a wind mitigation inspection good for in The Villages?
Up to five years. The current form, OIR-B1-1802 Rev. 04/26, effective April 1, 2026, stays valid for five years as long as no material changes are made to the structure and no errors turn up on it. After a re-roof, a new form can record the new deck nailing and secondary water barrier. In Sumter County, the form's wind region comes from your address's design speed; the county lists 135 mph as its criterion.

What will fail a 4-point inspection on a Villages roof?
The roof section flags the damage list Citizens asks inspectors to check: cracking, cupping or curling, heavy granule loss, exposed asphalt or felt, missing or loose tabs, soft decking, hail marks and leaks seen in the attic or on ceilings. Citizens requires the 4-point for any property more than 20 years old, which in 2026 takes in every Villages home built before 2006, including the 15.9% built before 2000. Ask your insurer what it will accept.

Can a Villages home use the My Safe Florida Home program?
Some can, if the program is taking applications. Fla. Stat. 215.5586 runs it through the state's Department of Financial Services: inspections are for site-built, owner-occupied single-family homes with a homestead exemption, and grants carry more conditions, including a build date before 2008. Half of Villages homes were built in 2007 or earlier and 93.3% of occupied ones are owner-occupied, but the statute says the program creates no entitlement, and its site did not say on October 5, 2026 whether applications were open.
