Roof inspections for Center Hill's mix of homes
On a homeowner policy, the 15-year rule is the main event. Only 16.3 percent of Center Hill homes were built in 2010 or later, so on most houses here a roof that has never been replaced is past 15 years. At that age the insurer must let you have it inspected, at your expense, before requiring a new one, and it may not refuse or non-renew for age alone if the inspection shows 5 or more years of useful life left (section 627.7011(5)).
Citizens adds its own age lines: a shingle roof older than 25 years, or a tile or metal roof older than 50, needs documentation of at least five years of remaining life. The roof section of its 4-point form records the covering, its age and remaining life, the last roofing permit date, and any cracking, curling, granule loss, soft decking or leaks.
At least 74.2 percent of Center Hill homes, everything built before 2000, are past the 20-year mark at which Citizens requires that 4-point inspection.

Wind mitigation in a 135 mph county
The wind mitigation form, OIR-B1-1802 (Rev. 04/26), sorts homes into regions by design wind speed, and 130 to 139 mph is its Region 2. Sumter County's building office gives its design criterion as 135 mph; the inspector confirms the value for your address on ASCE's hazard tool. The form also grades roof shape, deck nailing, roof-to-wall connections and whether the deck is sealed, items you can only see from the attic.
A completed form stays valid for up to five years if nothing material changes. My Safe Florida Home, the state program, offers its inspections only for site-built, owner-occupied single-family homes with a homestead exemption, so mobile homes fall outside it; the program's own site, mysafeflhome.com, says whether it is taking applications.

Does Florida's 15-year roof rule protect a mobile home in Center Hill?
Florida's 15-year roof rule is in section 627.7011(5) of the Florida Statutes. If your roof is 15 years old or more, the insurer has to allow an authorized inspector to examine it, with you paying for the inspection, and it cannot refuse coverage or decline to renew based only on the roof's age when the inspection finds 5 or more years of useful life remaining. An insurer also may not refuse to issue or renew a policy solely because a roof is less than 15 years old. In Center Hill, 38.2 percent of housing units are mobile homes, so the rule's reach on a mobile home policy matters here; Florida Senate staff note that the section does not apply to mobile home policies. Ask your insurer or agent how roof age is handled on your own policy.
What does a 4-point inspection look for on a Center Hill roof?
The roof section of Citizens' form asks for the covering type, roof age, remaining useful life, the date of the last roofing permit, whether any replacement was full or partial, and overall condition, plus a damage list: cracking, cupping or curling, granule loss, exposed asphalt or felt, missing or loose tabs or tiles, soft decking, hail marks and visible leaks. Photos of each slope go with it. For Center Hill permits issued since April 1, 2025, the permit date comes from Sumter County Building Services.

Can My Safe Florida Home pay toward a Center Hill roof?
Possibly, for some site-built homes. The program, created by section 215.5586, inspects site-built, owner-occupied single-family homes with a homestead exemption, and its matching grants, which carry a pre-2008 build date and other conditions, can go toward roof-deck attachment, a secondary water barrier, roof-to-wall connections and a new roof covering. With a median build year of 1980, most Center Hill houses clear the date test; whether applications are open is posted on the program's own site. The statute says the program creates no entitlement.
