Inspections on a new Center Hill roof

Sumter County Building Services runs the inspections in the order the code lists them: foundation; framing with trusses and connectors; sheathing with the roof and wall dry-in; exterior wall coverings and soffit; roofing; then final (FBC-B 110.3). The roofing inspection checks dry-in, insulation, coverings and flashing.

The sheathing inspection is where wind design shows. The code fastens roof sheathing with RSRS-03 ring-shank nails, 2-1/2 inches long, and tightens edge and field spacing from 6 inches toward 4 and 3 inches as design wind speed and exposure rise. Sumter County's criterion is 135 mph; the plans set the exposure category and the nailing schedule that follows from it.

Dry-in comes in three code-listed forms: self-adhering membrane over the whole deck, a membrane strip or tape over every deck joint under a full underlayment, or two lapped layers of felt-type underlayment fastened with capped ring-shank nails (R905.1.1.1).
