Roof permits in Oakland go through the Town of Oakland Building & Permit Department, which is contracted to Willdan Engineering. The town works under the 8th Edition (2023) Florida Building Code, which took effect December 31, 2023. The Ninth Edition takes effect December 31, 2026, so plans submitted on or after that date must follow it.

Here, no more than 25 percent of a roof can be repaired, replaced or recovered in any 12-month period unless the whole roof system is redone. Partial work that stays under that share is treated differently. If your roof was built or repaired under the 2007 Florida Building Code or any later edition, only the section you fixed has to meet today's code. The town cannot change that exception by ordinance.
