Roofing in Ocoee, Florida
Ocoee was first settled in the mid-1800s beside Starke Lake, and by 1800 the story of the place was still decades away from the Florida Turnpike, which came through in 1964. What matters for your roof is newer. The median home here dates to 2000, and 27.6 percent of homes were built in 2010 or later.

Housing age
How old are Ocoee homes and their roofs?
The median Ocoee home was built in 2000, against 1994 for Orange County as a whole. Only 16.1 percent of homes here predate 1980. That suggests fewer very old structures than the county has, though a house's age tells you nothing certain about the roof on it.
Roofs are replaced on their own schedule. A roof you installed after 2009 may fall under the 2007 code exception to the 25 percent rule. A roof from before that gets the full rule: repair more than a quarter of it in any 12 months and the whole roof must meet current code.
Single-family detached homes make up 77.5 percent of Ocoee housing, well above the county's 54.1 percent. Owners occupy 73.2 percent of occupied homes, so most roof decisions here belong to the person who lives under the roof.
Insurance and age
Insurer rules once a roof reaches 15 years
Under Florida Statute 627.7011(5), an insurer may not refuse or non-renew a homeowner's policy only because a roof is under 15 years old. Once it is 15 or older, you may have an authorized inspector check it, paid for by you, before anyone requires replacement.
Should that inspection find at least 5 years of useful life remaining, the insurer is barred from refusing coverage or declining renewal based on roof age alone. What your own policy says is a question for your insurer or agent, not a roofer.
- Water is 6.3% of the place's total area.
- 77.5% of housing units are single-family detached homes.
Permits
Who issues roof permits in Ocoee?
The City of Ocoee Building Division is the office that grants roof permits within Ocoee. The Orange County Division of Building Safety handles county permits through its online Fast Track portal, so confirm which office covers your address before you apply.
Florida Building Code section 105.4.1 voids a permit if work does not start within 6 months of issuance, or if work stops for 6 months. An application is treated as abandoned 180 days after filing unless you pursue it in good faith.
The code adopted in 2023 went into force on December 31, 2023. Starting December 31, 2026, the Ninth Edition applies, and any application submitted on or after that day has to comply with it. Ask the Building Division which edition applies to your permit date.
A Notice of Commencement needs to be recorded and displayed at the job site before anyone schedules the first inspection. Skipping this step, the permit card indicates, may mean you end up paying twice for the same job.

Local weather
Rain and storms that test Ocoee roofs
Orlando's 1991-2020 normals show 51.45 inches of rain a year, with 23.20 inches falling from June through August. In Ocoee, a 1-hour rain in a 10-year storm falls at 2.86 inches an hour, and a 24-hour 100-year storm drops 10.1 inches.
Hurricane Irma brought a 69 knot peak gust at Orlando International in 2017, and Matthew's 2016 damage in the county came mainly from falling branches and trees. Orange County also has 109.9 days a year at 90 F or hotter, which wears on roof surfaces.
Water covers 6.3 percent of Ocoee's area, below the county's 10.0 percent. Roof material for any product sold as storm protection must carry Florida statewide product approval, which you can look up by FL number.

Questions
Ocoee roofing questions
What is the 25% roof rule in Florida?
If you repair, replace or recover more than 25 percent of a roof or roof section in any 12-month period, the entire roof or section must be replaced or recovered to current code. A roof is under the separate exception only if that roof was built, repaired or replaced in compliance with the 2007 Florida Building Code or any later edition, and the 2007 code took effect March 1, 2009. That code took effect March 1, 2009. Contact the City of Ocoee Building Division to find out how that rule affects your particular roof.

Who do I call for a roof permit in Ocoee?
Roof permits for properties in Ocoee are handled by the City of Ocoee Building Division. Orange County runs its own Division of Building Safety, where permit applications and inspection requests go through the Fast Track portal. Confirm with the Ocoee Building Division which office covers your property and which code edition applies on your application date before work starts.

Can my insurer make me replace a 15-year-old roof?
No, not for age alone. If your roof is 15 years old or more, Florida law requires the insurer to let you have an authorized inspector check it at your expense before it requires replacement. The insurer may not refuse or non-renew the policy solely because of roof age if that inspection shows 5 or more years of useful life remaining. Ocoee's median year homes were built is 2000, which is a fact about the homes, not any one roof, so your own roof's age is what counts. For details on your own coverage, reach out to your insurer or agent.

How hard does it rain on Ocoee roofs?
A 10-year storm drops 2.86 inches in one hour, and a 100-year storm drops 10.1 inches in 24 hours at this location. Orlando averages 51.45 inches a year, 45 percent of it from June through August. Gutters and flashing details matter most in those summer months.
