Roof replacement in Oakland, FL

The median home in Oakland was built in 2009, with a margin of error of plus or minus 3 years, so most roofs here are younger than many in Florida. About 47.5 percent of the town's housing units date from 2010 or later. Only 8.6 percent were built before 1980. A roof replacement here still falls under the statewide code, so the permit and the 25 percent rule apply to your job.

Housing age

How old your Oakland home is and what that means for the roof

A 2009 median build year suggests many Oakland roofs are now in their second decade or later, though a roof's age alone does not settle its condition. Nearly half the homes were built in 2010 or later, so those roofs are still relatively young.

Countywide, 26.1 percent of homes date from before 1980 and the median year is 1994. Oakland's older share is much smaller, at 8.6 percent. That means a full tear-off of a 1970s roof is uncommon here, though the few older houses still need a close look at the decking.

Permits

Permits and the 25 percent rule for Oakland re-roofs

Roof permits in Oakland are issued by the Town of Oakland Building & Permit Department, which is contracted to Willdan Engineering and works under the 8th Edition (2023) Florida Building Code. Confirm current requirements with that office before you sign a contract.

Under the 25 percent rule, no more than 25 percent of the roof area in any 12-month period can be repaired or replaced unless the entire roof covering is redone. Roofs built or fixed under the 2007 Florida Building Code or newer usually only need the repaired section brought up to current standards.

Questions

Roof replacement in Oakland: questions

What is the 25% roof rule in Florida?

Under the 25 percent rule, you can repair or replace only so much of an existing roof within 12 months before the entire covering has to meet current code. That threshold is set at 25 percent of the total roof area. If your roof was built or repaired to the 2007 Florida Building Code or later, only the replaced part must meet current code, and a local government cannot change that exception by ordinance. Confirm details with the Oakland Building & Permit Department.
