A mixed housing stock: Reddick's homes by the numbers

Reddick counted 449 people in 2020, and the Census Bureau's 2020-2024 survey puts its housing at 335 units. The mix stands out in the county. Mobile homes are 22.4 percent of that housing, above Marion County's 18.2 percent and nearly three times Florida's 8.0 percent. Owners occupy 58 percent of occupied homes, against 77.5 percent countywide, so about four in ten are rented.

The houses span decades. The median build year is 1983, though for a town this small the estimate carries a margin of 11 years. Just under two-thirds, 64.8 percent, went up before 2000, and 6.6 percent in 2010 or later. Residents' median age, 46.4, is close to the county's 47.9.

Each of those numbers points at a different roof question. A 1983 median means many decks predate Florida's statewide code of March 1, 2002, so a re-roof brings deck re-nailing and a secondary water barrier under R908.7; the Reddick roof replacement page explains both. Mobile homes sit under different insurance rules, since Senate staff note the 15-year roof rule does not apply to mobile home policies. And Citizens' 4-point requirement for properties more than 20 years old names dwelling applications alongside property owner and mobile home ones, so rentals face the same roof questions.

Who issues roof permits in Reddick: check with the town

This page could not confirm which office issues building permits inside Reddick's town limits. The Town of Reddick's website, including its forms page read October 5, 2026, does not say, and Marion County Building Safety's pages could not be read. Rather than guess, the advice is simple: ask the Town of Reddick first which office issues a re-roof permit for your address.

The state code fixes the rest. A reroof needs no plan review (FBC-Building 107), then two visits under section 110.3: one to see the sheathing and its fasteners before the dry-in is covered, and one at the end for the dry-in, insulation, covering and flashing.

Marion County's own design wind speed could not be read either. The state's wind mitigation form takes each address's design wind speed from the ASCE 7-22 hazard tool and sorts homes into Region 1 (140 mph or more), Region 2 (130 to 139) or Region 3 (under 130). Reddick is not in the High-Velocity Hurricane Zone, which covers only Broward and Miami-Dade.

Reddick is inland, in a county whose largest natural-disaster threats are high winds and flooding, with tornadoes a concern too. The Ocala airport station recorded a 36-knot gust in Nicole in 2022 and a 35-knot gust in Milton in 2024, when it also measured 3.36 inches of rain.

Federal declarations tell the rest. FEMA named Marion County in major disaster declarations for Hermine, Irma, Ian, Nicole, Idalia, Debby, Helene and Milton between 2016 and 2024, and Irma and Milton brought aid to households as well as public agencies. Irma also pushed rivers in the county to major or record flood stage.

Who issues a roof permit in Reddick?

Check with the Town of Reddick before you apply. The town's website, including its forms page read October 5, 2026, does not say which office issues building permits inside town limits, and Marion County Building Safety's pages could not be read when this was written, so this page does not guess. Whichever office it is, a re-roof gets two inspections under the Florida Building Code, sheathing or dry-in and a final roofing inspection, and no plan review.

Does renting out a Reddick house change the roof inspection rules?

Partly. Citizens' 4-point requirement covers property owner, dwelling and mobile home applications for properties more than 20 years old, so a rented house gets the same roof questions as an owner-occupied one. Florida's 15-year roof rule, by contrast, is written for homeowner policies. Owners occupy 58 percent of Reddick's occupied homes, 159 of 274; if yours is one of the rentals, ask the insurer which roof rules apply to its policy.

The houses give a range, not an answer. Reddick's median build year is 1983, with an 11-year margin of error; 64.8 percent of homes predate 2000, and 6.6 percent are from 2010 or later. Roof age is counted separately: for insurance it runs from the last date the whole roof was built or replaced (section 627.7011(5)(d)), and Citizens wants documented remaining life on any shingle roof past 25 years. What should a Reddick homeowner check after a hurricane?

Start where FEMA's teams see roofs fail. Covering damage from high wind is a primary source of water intrusion, a lost ridge vent can open the deck to rain, and soffits have a poor hurricane record; after Ian, hips and ridges were the most common damage. Then check the attic underside of the deck for stains and the ceilings for leaks, the last items on Citizens' damage list. Marion County has drawn eight FEMA hurricane declarations since 2016, most recently for Milton, so this check comes around often here.
