Where water gets past a Reddick roof
On site-built houses, leaks track the places the code requires flashing: wall-to-roof joints, changes in slope or direction, and every pipe, vent or chimney opening (R903.2.1). FEMA adds ridge vents, whose loss can open large gaps in the deck to rain, and recommends vents tested for wind-driven rain, fastened with nails long enough to go through the sheathing.
Dark streaks are a different matter. They are usually the algae Gloeocapsa magma, common in warm, humid places, and one major shingle maker says it has seen no evidence that the algae affects shingle performance. Both that maker and the asphalt roofing trade group warn against pressure washing; a bleach-and-water rinse may lighten the streaks for a while.
Marion County's storm threats are high winds and flooding. The Ocala airport's gusts of 36 knots in Nicole and 35 knots in Milton show the wind side, and Irma's 2017 river flooding in the county shows the other.
Rules
Repair permits and the 25 percent limit in Reddick
A repair that needs a permit starts with the same question as a re-roof: which office issues it for a Reddick address. The town's website does not say, so ask the Town of Reddick first. Ordinary minor repairs can skip the permit only with the building official's approval (FBC-Building 105.2.2).
Next comes the 25 percent limit. No more than a quarter of a roof or roof section may be repaired in 12 months unless the whole section is redone to code, except on roofs built or replaced to the 2007 edition or later, where only the repaired part must meet current code. A roof put on before March 1, 2009 does not get that exception.

Does the 15-year roof rule protect a mobile home in Reddick?
Section 627.7011(5) does not by its terms reach mobile home policies, so a mobile home in Reddick should not count on the 15-year roof rule. For homeowner policies it covers, an insurer may not refuse to issue or renew solely because the roof is under 15 years old. For a roof 15 years or older, the insurer must let the owner have an authorized inspector check it at the owner's expense, and may not refuse or non-renew solely for age if the inspection shows 5 or more years of useful life left. With 75 of Reddick's 335 housing units being mobile homes, ask your insurer exactly what it wants before a repair or a replacement.
Is soffit or fascia damage part of a Reddick roof repair?
It can be part of the same job. FEMA notes that soffits have historically performed poorly in hurricanes and that a failed soffit often lets in significant water, and the 2007 Florida Building Code began requiring soffits to resist the same wind loads as walls. With 64.8 percent of Reddick homes built before 2000, most soffits in town predate that rule. Florida's roofing contractor scope includes repairing or replacing fascia as needed during roof repair or replacement, while soffit and fascia work on its own falls under a specialty contractor rule.

When should a Reddick roof be checked before hurricane season?
Before June 1, when the Atlantic season opens; it runs to November 30 and peaks around September 10, with most activity from mid-August to mid-October. A typical season, by NOAA's 1991-2020 average, brings 14 named storms, 7 hurricanes and 3 major hurricanes. Marion County has drawn eight FEMA hurricane declarations since Hermine in 2016, so a spring look at flashing, ridges, vents and the attic is time well spent.
